OpenTech Alliance Inc., a provider of kiosks, call-center services and other technology for the self-storage industry, is partnering with industry builders and manufacturers MakoRabco, Trac-Rite Door Inc. and Trachte Building Systems to streamline the purchase and installation of its Insomniac SmartLock on self-storage unit doors. Through the collaboration, OpenTech’s electronic lock can be purchased as part of various construction packages, according to a press release.
In addition, doors by Trac-Rite can be factory pre-punched for the OpenTech hardware. With SmartLocks available directly through participating partners, self-storage developers and owners can integrate access control, Wi-Fi and keyless-entry technology earlier in their project planning to reduce costs, the release stated.
“Consumers prefer keyless entry in most facets of their life. Their self-storage unit is no exception. Developing a self-storage facility today without keyless entry and Wi-Fi service throughout the property is just setting yourself up for an expensive upgrade in the near future,” said OpenTech CEO Robert Chiti. “By partnering with Trachte, Trac-Rite and MakoRabco, we’re making it very easy for developers and owners to future-proof their facility, have a competitive advantage over older facilities and potentially get higher rents.”

Phoenix-based OpenTech specializes in smart-connected technology solutions. Its products and services include the Insomniac line of kiosks as well as call-center solutions and access-control systems. It also owns self-storage online-auction companies iBid4Storage.com, SelfStorageAuction.com and StorageTreasures.
MakoRabco specializes in building design, supply and installation. The company formed in 2022 when Mako Steel Inc., founded in 1993, and Rabco Enterprises LLC, founded in 1988, joined forces. It has constructed more than 4,000 self-storage facilities nationwide, and operates from offices in Carlsbad, California, and Winter Garden, Florida. It was acquired by Trachte in March.
Founded in 1901 and headquartered in Sun Prairie, Wisconsin, Trachte is an employee-owned company and manufacturer of metal prefabricated self-storage buildings and steel curtain doors. It operates from two manufacturing plants in Sun Prairie and Vernon, Alabama.

Founded in 1981, Sun Prairie, Wisconsin-based Trac-Rite provides roll-up doors, hallway systems and metal-fabrication capabilities for the self-storage and boat/RV-storage industries. It has a door-production facility in Vernon, Alabama.
