Update 9/22/25 – After being denied permission by the North Lincolnshire, England, Council, in April to convert the Buzz Bingo game hall in Scunthorpe into a self-storage facility, Zirconia Trading Ltd. has won the day. The council originally claimed the project would cause the “unacceptable loss of a community facility” where residents can socialize. Zirconia appealed, providing evidence of three other community venues within three miles of the bingo hall, and another nine within five miles. Planning inspector C. Skelley ultimately agreed the change would result in the loss of a community facility and jobs; however, in light of the storage business’ commercial viability and lack of demand for alternative land uses, the loss would be acceptable. As a result, Zirconia has received its desired change of use and will proceed with the work.

4/8/25 - Zirconia Trading Ltd. has been denied approval by the North Lincolnshire, England, Council to convert the Buzz Bingo hall in Scunthorpe, England, to self-storage. This is the third time the developer has been denied permission to change the use of the property on Brigg Road.

More than 100 objectors attended the council meeting, including tenant Buzz Bingo. Councilor John Davison said the change of use was against the council’s local plan strategy. Boyer’s Zoe Curran said the application was a result of extensive engagement with the council planning and economic-development officers. Zirconia claimed the bingo hall didn’t represent a community facility in planning terms.

Update 4/1/25 – CBPS III LLC received conditional approval to move forward with Newburgh Elite Self Storage in Newburgh, New York. Following a Feb. 6 public hearing, the developer revised the plans. Engineer John Queenan of Lanc & Tully noted that resident concerns about road access would be resolved by an easement. The final design includes landscaping and additional screening, and vehicle storage will be prohibited. CBPS must also carry out a stormwater facilities-maintenance agreement with the town and address requirements for tree preservation.

Apple Self Storage, which operates more than 50 owned or managed facilities across Canada, opened a new location in Guelph, Ontario. The multi-story, climate- controlled building at 110 Stevenson St. S. was built with sustainability features including an all-electric heating and cooling system and water reservoir that captures and discharges stormwater. Solar panels will be added this spring. Apple was founded in 1975 by brothers Jeff, Phil and Scott Allan.
McKinney, Texas-based Ashton Commercial Construction and MataTex Development Co. received permission from the city council to build McKillop Self Storage in East McKinney. The project on Harry McKillop Blvd. will comprise four buildings including three single-story structures totaling 19,000 square feet of drive-up units, and a three-story building offering 75,000 square feet of climate-controlled space. Ashton specializes in ground-up construction, commercial interiors and multi-family communities in the Dallas-Fort Worth area. MataTex provides ground-up construction for self-storage and multi-family as well as analysis, due diligence and debt/equity sourcing services.

Bahlmann Capital Group is seeking approval to convert a former records warehouse in Newmarket, Massachusetts, to a mixed-use project that’ll offer self-storage and wine storage. Plans for the six-story building at 134 Hampden St. include the addition of six stories to create a 106,000-square-foot building. If the project is approved, part of the ground floor will be leased as retail space. Bahlmann is a Boston-based private-equity firm owned by Casper Bahlmann, a former professional Ironman triathlete, and his wife, Olga Bahlmann.
Boardwalk Development Group LLC, a private-equity investment company focused on self-storage, opened a new location in McDonough, Georgia. The facility at 275 Westridge Parkway comprises 86,550 net rentable square feet in 527 climate-controlled units. Founded in Atlanta in 2016 by Raj Sheth, Boardwalk specializes in self-storage and boat-storage acquisition, development, investment and operation in the Southeast. It has two developments underway in Canton, Georgia, and Summerville, South Carolina, and six more in the pipeline.
Britannia Lanes Storage and Removals Ltd. opened a new self-storage facility in Hayle, Cornwall, England. The property at 1 Marsh Lane offers 184 units. It received a B Energy Performance Certificate rating. Founded in 1974, Britannia operates four locations across England, with a fifth under development. It also offers document-shredding and moving services.
CBPS III LLC is facing resident opposition in its quest to build a self-storage facility in Newburgh, New York. Community members voiced their concerns during a Feb. 6 public hearing held by the town planning board. Plans for the 9.2-acre parcel at 7 Paffendorf Drive call for four single-story buildings comprising 56,700 square feet of storage space, a 1,200-square-foot manager residence and an office. The plans were presented by engineer John Queenan of Lanc & Tully P.C. The property is zoned interchangeable business use, which includes self-storage. Founded in 2022, CBPS is based in Newburgh.
Cinch Self Storage, which operates 21 facilities in England, is developing a new location in Shoreham-by-Sea, England. Plans for the facility on Brighton Road include 40,000 square feet of drive-up units. It’s slated to open in the fourth quarter. Launched in 2018 by Owen and Joshua Nimmo, the Cinch portfolio operates primarily in Southeast England and comprises more than 650,000 square feet of rentable self-storage space.
The Crest Group opened a self-storage facility in St. James, New York. The multi-story building on 3 acres at 514 Middle Country Road comprises 114,000 square feet in 1,008 units. It’ll be branded and managed by real estate investment trust (REIT) CubeSmart. Bohler Engineering assisted on the project. CubeSmart owns or manages 1,507 self-storage facilities across the United States. Founded in 2000, Port Jefferson Station, New York-based Crest is a real estate development and management firm specializing in hospitality, industrial, office, residential and retail assets.
Jeff Eckols, president of Intergold Investments LLC, received a conditional-use permit to build a self-storage facility in Cibolo, Texas, as part of a larger mixed-use development containing medical-office, professional, restaurant and retail space. The three-story facility at 21105 Old Wiederstein Road will comprise 129,600 square feet in 850 units. It’ll be managed by REIT Extra Space Storage Inc. Construction is scheduled to begin early next year. Intergold is based in San Antonio. Headquartered in Salt Lake City, Extra Space operates self-storage facilities under the Extra Space, Life Storage and Storage Express brand names nationwide.
Great American Storage and RSG Development are developing a vehicle-storage facility in Port Wentworth, Georgia. Plans for the property at 150 Georgia Highway 30 call for 171,677 square feet in 293 spaces including enclosed and covered stalls. It’s expected to be complete next year. Great American develops, builds and operates self-storage, vehicle-storage and garage-suite facilities. Founded in 2001, it has one facility in Kailua Kona, Hawaii, and four others under development in California, the Carolinas and Florida. RSG was founded in 2021 by George Hristodoulou and Erik Johnson.
Zachary Griffin of Spud Locker LLC received permission to build a self-storage facility in Hailey, Idaho. Plans for the half-acre lot at 1140 Airport Way call for the demolition of a single-story storage building and the construction of a 22,440-square-foot, two-story structure containing 150 units. Construction is expected to begin this summer.
Lock and Load Storage LLC is developing a self-storage facility in Boiling Springs Lakes, North Carolina. Plans for the 5.5-acre property on Garage Road call for 4,000 square feet of enclosed self-storage as well as outdoor vehicle storage. Lock and Load Storage operates a facility in Lisle, New York.
Miller Valentine Investment is developing a self-storage facility in Wesley Chapel, Florida. The three-story building at 2475 Mansfield Blvd. will comprise 78,765 square feet in 760 units. The developer is also constructing a self-storage facility in Savannah, Georgia. The three-story structure at 62 Highlands Blvd. will comprise 80,625 square feet in 712 units. Both will be managed by REIT CubeSmart. The projects are scheduled to be complete in the first quarter of 2026. Miller Valentine provides construction, development and property-management services for the self-storage and multi-family sectors.
Chris and Michael Murphy are building a $6.5 million expansion at Mamaroneck Self Storage in Mamaroneck, New York. A second structure at 426 Waverly Ave. will comprise 43,000 square feet, joining an existing 260-unit, 40,000-square-foot one that opened in 2015. The new building will also become the headquarters for Murphy Brothers Contracting, which the brothers own.
Now Storage Ltd. is converting a former LA Fitness in Uckington, Cheltenham, England, to self-storage. The company received approval for the project in 2024. Last week, the Tewkesbury Borough Council authorized the display of seven illuminated external signs on the building’s exterior. Two will be installed on the south and the north, with the final three on the east. Now Storage operates 17 facilities in England.
Pink Storage, which operates 20 self-storage facilities throughout the United Kingdom, opened a new location in Manchester, England. The facility on Gorton Road offers 160 container-storage units. Founded in 2016 by Scott Evans, Pink Storage also offers mobile storage and related services.
Snapbox Self Storage opened a new location in North Bergen, New Jersey. The six-story facility at 6800 W. Side Ave. comprises 109,460 square feet in 1,154 climate-controlled units. It was designed and built by ARCO/Murray, a national design-build construction firm. Snapbox recently merged with Go Store It, a subsidiary of Madison Capital Group Holdings. Combined, they operate 146 facilities in 23 states.
Storage Sense, which operates more than 250 locations nationwide, opened a new location in Troutman, North Carolina. The facility at 782 S. Main St. comprises 87,550 square feet in 684 climate-controlled units and enclosed vehicle storage. The site will be managed by Storage Asset Management, a York, Pennsylvania, property-management company that oversees nearly 600 self-storage facilities nationwide.
Phoenix-based U-Haul International Inc. is building a six-story self-storage facility in Forest Park, Illinois. Expected to be complete this summer, it’ll comprise more than 126,000 square feet.
U-Haul also has a self-storage project underway in Eugene, Oregon. Plans for the property at 2714 Roosevelt Blvd. include a five-story building comprising 122,315 square feet and a 19,772-square-foot structure to house the company’s U-Box portable-storage containers. The project was designed by Eric Hall Architects, with Bineham Construction Inc. serving as the general contractor. Established in 1945, U-Haul owns and manages more than 68.7 million square feet of storage space nationwide.
Zirconia Trading Ltd. is seeking approval from the North Lincolnshire, England, Council to convert the Buzz Bingo hall in Scunthorpe, England, to self-storage. Two earlier applications to change of use of the property on Brigg Road were denied. The developer is supported by Boyer, a U.K.-based planning consultant, and POD Architects, a London-based design firm.

All Purpose Storage Frankfort LLC received special-use permits to expand its Storage Express facility in Frankfort, Illinois, and extend its business hours. Plans for the 5.6-acre property at 145 Industry Ave. include the addition of four buildings comprising 32,200 square feet to the existing eight storage structures. The approved zoning waives the requirement for a loading bay and the use of stone veneer. New hours of operation will be 5 a.m. to 11 p.m.
Blue Block Storage is seeking renewed permission to develop a container self-storage facility in Arbroath, Scotland. The company received approval in 2019, but it lapsed. Plans for the 60,277-square-foot site on Baden Powell Road in the Kirkton Industrial Estate initially call for 10 containers and vehicle storage, with plans to possibly expand to 50. If the application is approved, Blue Block hopes to begin development later this year.
Boardwalk Development Group (BDG) LLC, a private-equity real estate investment company that operates the Boardwalk Self Storage brand, opened a new location in Canton, Georgia. The property at 1547 Univeter Road will be managed by real estate investment trust (REIT) Extra Space Storage Inc. Founded in Atlanta in 2016 by Raj Sheth, BDG specializes in self-storage and boat-storage acquisition, development, investment and operation in the Southeast. It has acquired or built more than $500 million in the sector and has $300 million under development.
Business Property Trust (BPT) LLC, a real estate investment firm based in Portland, Oregon, is developing Carefree Covered RV Storage in Maricopa, Arizona. The facility at 45760 W. Estrella Parkway will offer 512 vehicle-storage spaces on 11 acres in the Estrella Gin Business Park. BPT plans to build two more facilities this year. Development partners include ABM Development Services, Baldwin Development Group, Done Deal Iron Works, Pender Engineering and Shane Cook of Estrella Gin Business Park. Founded in 1999, the company acquires and operates self-storage under the Bargain Storage brand. It also has seven Carefree Covered RV sites in Arizona and Texas.
Tyler Davis, founder of real estate agency Keller Williams Jackson Hole, and Rob Neill received permission from the Teton County, Wyoming, Board of County Commissioners to develop a mixed-use project in Jackson, Wyoming. Plans for 605 Deer Drive call for a 372-unit self-storage facility, 12,000 square feet of light-industrial space and three attached apartments.
Devon Self Storage and Inland Private Capital Corp., which is part of The Inland Real Estate Group of Cos., opened two self-storage facilities. The four-story building at 415 N. 15th St., in Baton Rouge, Louisiana, comprises 90,760 square feet in 1,103 climate-controlled units. The 6.3-acre property at 1340 Ridgewood Ave., in Holly Hill, Florida, comprises 95,726 net rentable square feet in 996 climate-controlled units. It was redeveloped into self-storage after serving as a Florida Health Care Plans office since 1971. Founded in 1988 and based in Emeryville, California, Devon has developed, managed or owned more than 350 self-storage facilities in 27 states and three European countries. Headquartered in Oak Brook, Illinois, Inland manages a diverse portfolio of more than $10 billion across several asset classes spanning 49 states.
The Investment Real Estate Group of Companies (IREGC), which specializes in self-storage brokerage, construction and management and operates the Moove In Self Storage brand, is developing Norwich Self Storage in Norwich, Connecticut. The three-story building at 210 Salem Turnpike comprises 63,505 rentable square feet in 646 climate-controlled units. It was designed by Sepulveda Associates Architects Inc. of York, Pennsylvania, and will be built by Addison, Illinois-based Mariottini Construction Inc.
IREGC is also building Shiloh Self Storage in Dover, Pennsylvania. Plans for the property at 3025 Carlisle Road include a two-story building comprising 70,775 rentable square feet in 610 units. Also designed by Sepulveda, it’ll be built by Storage Construction. Founded in 1998, IREGC develops, acquires and operates more than 80 Moove In self-storage facilities across New England and the mid-Atlantic.
Leitbox Portfolio Partners LLC opened Leitbox Self Storage in Boston. The project debuts a new two-story prototype, an evolution from the three-story, fifth-generation model previously used by the company. Based in Birmingham, Alabama, Leitbox specializes in mixed-use, retail and self-storage development.
In their fourth joint-venture collaboration, Mitiska REIM, a real estate investment firm, and self-storage operator Storo have converted a former four-story office building in Dilbeek, Belgium, to self-storage. The facility at Alfons Gossetlaan 34 in the Westgate Business Park comprises 74,572 square feet in 687 units. Mitiska plans to use the top-floor offices as its new headquarters. It specializes in light-industrial projects, retail parks, self-storage and urban logistics. Launched in 2019, Storo operates four facilities and has another under development in Belgium.
Joey Madden, president of MSC Englewood LLC, is seeking permission to expand his self-storage facility in Englewood, Ohio. The single-story building at 360 W. National Road, converted from a former Kmart, offers 84,000 square feet of indoor units. Plans call for the addition of outdoor vehicle storage on a vacant, grass-covered are of the 9.6-acre site. The storage business will be branded and managed by Extra Space, and Madden has proposed restaurant and retail projects for the parking lot in front of the building. The local planning commission has recommended that the city council deny the request when it meets on Feb. 25.
Pink Storage, which operates 19 self-storage facilities throughout the United Kingdom, converted a former industrial site in Telford, England, to container-based self-storage. The 35,000-square-foot site at Halesfield 19 offers more than 200 units. Founded in 2016 by Scott Evans, Pink Storage also offers mobile storage and related services.
Plaza Cos. opened Park Central Self Storage in Phoenix. The facility at 3110 N. Central Ave. is in the converted basement of The Burgbacher Building at Park Central Mall. It comprises 40,000 square feet in 426 units. The space previously housed a call center but has been vacant since 2020.
ProSafe Storage, which operates three self-storage facilities in Ohio and Virginia, opened a new location in Little River, South Carolina. The multi-story facility at 2249 U.S. Highway 17 comprises 87,701 rentable square feet in 828 units and offers outdoor vehicle storage. It'll be managed by Storage Asset Management (SAM), a York, Pennsylvania-based property-management company that oversees nearly 600 self-storage facilities nationwide.
Safestore Holdings PLC, which has locations in Europe and the United Kingdom, is partnering with Kier Property, which develops mixed-use and residential projects across the U.K., to construct a self-storage facility in Watford, England. The building on Thomas Sawyer Way will comprise 17,470 square feet but could be expanded to 82,500 with mezzanine floors. The developer is aiming to achieve an “excellent” rating from Building Research Establishment Environmental Assessment Method sustainable-building certification by incorporating renewable-energy solutions to reduce carbon emissions and operational costs. Scheduled to open in spring 2026, the project is part of a redevelopment at Watford Waterfall. West End, England-based Kier provides design and build services and has developed nearly 60 industrial and logistics properties across the U.K. Safestore operates 220 self-storage facilities in Belgium, France, Italy, the Netherlands, Spain and the U.K.
Storage Den has added container-storage units to its property on Intown Road, Bridge of Don Industrial Estate in Aberdeen, Scotland. The facility opened in March 2024 with 70 drive-up units. The property was formerly an Autospray but was empty since 2019.
Storage Sense, which operates more than 250 locations nationwide, opened a new self-storage facility in La Vergne, Tennessee. The property at 5095 Murfreesboro Road comprises 47,975 square feet in 538 climate-controlled and drive-up units. The owner plans to add outdoor vehicle storage. The site will be managed by SAM.
Talon 1 Properties Self-Storage is seeking permission to build a self-storage facility in Hilo, Hawaii. Plans for the property between the Hoʻolulu Complex and the Wailoa River State Recreation Area call for a three-story building comprising 93,603 square feet in 264 units. It might also provide a police substation. If approved, it would be built this year and cost an estimated $5 million.
Phoenix-based U-Haul International Inc. opened a new self-storage location in Champaign, Illinois. The five-story facility at 306 E. University Ave. comprises 84,360 square feet in 1,125 units. The property also includes a U-Box warehouse to store 700 portable-storage containers. Established in 1945, U-Haul owns and manages more than 68.7 million square feet of storage space nationwide.
Watkin Property Ventures, an umbrella company for a group of property development, investment and financing businesses in the U.K., is seeking permission to develop a vacant parcel it owns on St. Helen’s Road in Caernarfon, Wales, to container storage. It would be branded and managed by Lock Stock Storage, which operates 30 locations in Cheshire, England, and North Wales, Wales. The units would vary in length from 10 to 20 feet.
The former MGIC data center in Milwaukee is being converted to Wauwatosa Self Storage by an unnamed investment group. Plans for the building at 5151 W. State St. call for 63,500 net rentable square feet in 444 units. The redevelopment is being led by Luft Consulting, Midland Commerical Development Corp., Nelson Development and Thrive Architects.
An unnamed developer purchased a 2.6-acre property at 3400 Old Columbiana Road in Hoover, Alabama, for $800,000 to develop self-storage. The seller, Eagle West LLC, was represented in the transaction by Eddie Greenhalgh, senior vice president of investments, and Lee Thornton, associate, for Marcus & Millichap, a commercial real estate investment services firm. The buyer was represented by Jack Peterson, senior director of investment-management company Colliers International.
