Armstrong Capital Development opened Britelock Storage in Denver. The three-story facility at 5595 N. Federal Blvd. comprises 96,515 square feet in 704 climate-controlled units. ARCO Design/Build was the general contractor, with John Krawietz serving as the project manager. Site superintendent John Bigham oversaw day-to-day construction. Based in Denver, Armstrong is a private development company that focuses on commercial real estate across the Midwest. Founded in 1992, ARCO/Murray has delivered more than 18 million square feet of self-storage nationwide.
Buchanan Street Partners, a real estate investment-management firm, is converting a flex-space and office building in Scotts Valley, California, to self-storage. The company acquired the 2.6-acre site at 10 Victor Square for $5.2 million. The 39,000-square-foot structure formerly housed a technology-supply company. It will now be redeveloped into a three-story, 99,500-square-foot building comprising 760 units. Demolition commenced in January, with the project slated for completion in April 2027. DAI General Contracting is the general contractor and Valli Architecture is providing the design. Founded in 1999, Buchanan manages comingled investment funds, institutional separate accounts, and individual institutional and high-net-worth investment vehicles. The company plans to grow its self-storage portfolio through acquisitions and development.

Caribbean Development Partners LLC (CDP) is seeking permission from the Virgin Islands Planning and Natural Resources Department to build self-storage in Christiansted on St. Croix. Plans call for multiple single- and two-story buildings offering a total of 491 units. CDP will build the facility, and 4 Rivers Property Group will pay for the work and take ownership of the property upon its completion, according to a pre-existing contract. CDP develops commercial real estate projects across the Virgin Islands. 4 Rivers is a self-storage development firm focused on the acquisition and development of assets in growth markets across the Southeast.
Guardian Storage, which operates more than 36 self-storage locations in three states, is building a new facility in Irwin, Pennsylvania. The company raised $3.7 million from investors for the project in Westmoreland County, which is expected to open in May. Another project is underway in Grand Junction, Colorado, and is slated to open in April. Guardian has properties in Colorado, Pennsylvania and West Virginia. It also manages two Boulder Self Storage facilities in Boulder, Colorado.

A joint venture between Hampshire Real Estate Cos. and Tulfra Real Estate is developing High Mountain Promenade, a mixed-use project in North Haledon, New Jersey. The self-storage portion of the project at 987 Belmont Ave. will comprise 74,715 square feet across three climate-controlled floors. It’ll be managed by real estate investment trust (REIT) Public Storage Inc. The construction loan was secured by Ryan Carroll, director; Michael Donohoe, analyst; and Michael Klein and Jon Mikula, senior marketing directors from the debt advisory team for JLL Capital Markets, a global provider of capital solutions for real estate investors. A portion of those proceeds will be used for future development of 90 apartments and 4,400 square feet of retail with a drive-thru. Hampshire is a Morristown, New Jersey-based real estate development and investment firm. Rochelle Park, New Jersey-based Tulfra operates seven New Jersey self-storage facilities comprising more than 1 million square feet in the northern part of the state.

Kennards Self Storage, which operates more than 125 facilities in Australia and New Zealand, received approval to build a facility in South Jerrabomberra, New South Wales, Australia. Plans include three multi-story structures. A conditional-use permit was needed because the project is valued at more than $5 million and Kennards sought variations for building height and floor space. Founded in 1973 and headquartered in Sydney, the company is privately owned by the Kennard family. It recently expanded into mixed-use development including drive-thru restaurants, residential and retail.
Kossman Development Cos. was denied permission by the Lorain, Ohio, Planning Commission to expand Defender Self Storage facility at 1115 Meister Road by converting the adjacent Apples Market grocery store. The project would've added 50,000 square feet. Defender opened in June 2020 before the city updated its zoning requirements to relegate self-storage facilities to light-industrial zones. The company operates three facilities in Ohio and Pennsylvania.
Oskar Group is developing a mixed-use project in Newmarket, Ontario, Canada, that'll include office space, retail and self-storage. Plans for the property at 514 Davis Drive include a six-story building called Stratus Centre. Expected to open next year, it’ll comprise 56,149 square feet, with storage occupying five floors. Founded in 1995, Oskar is a real estate development and management company based in Toronto.
Hamid “Henry” Moradi, founder of Paramount Engineering & Development, broke ground on a mixed-use project in Las Vegas that’ll include self-storage and other uses. Called 215 Losee Village, it’ll span 18 acres across two parcels separated by a small street. The project is expected to cost $40 million. Built in phases, it’ll also include retail space, restaurants and a five-story hotel. Moradi filed plans with the city two years ago. Founded in 2006, Paramount focuses primarily on commercial projects.
Paullin Rentals LLC opened at 2355 Rock Road in Ashland, Ohio. It offers 120 self-storage containers and two warehouses comprising 30,000 square feet. It also contains 7,000 square feet of office space on a neighboring lot that formerly housed Ohio Electric Control.
The Flower Mound, Texas, Council denied Santa Fe Realty Corp. Holdings Inc. (SFRCH) permission to build a self-storage facility. Plans for the 2.7-acre site at 100 Flower Mound Road called for a 117,474-square-foot building that would’ve been managed by REIT Extra Space Storage Inc. SFRCH has developed more than 20 self-storage projects valued at $350 million.
The Storage Center, which operates more than 70 self-storage facilities in six states, opened a new location in Little Rock, Arkansas. The three-story building at 4520 S. University Ave. comprises 92,375 square feet in 751 climate-controlled units. It was built by Rosehill Construction, a Prairieville, Louisiana–based design-build general contractor specializing in ground-up commercial and multi-story self-storage projects across the Gulf South. Founded in 1986 and headquartered in Baton Rouge, Louisiana, The Storage Center operates facilities in Alabama, Arkansas, Louisiana, Mississippi, Oklahoma and Texas.
Storage Post Self Storage, which operates 32 properties in Illinois, Louisiana, New Jersey and New York, is opening a new location in the Williamsburg neighborhood of Brooklyn, New York, next month. The facility at 109 S. 5th St. will offer climate-controlled units. Founded in 1998, Storage Post is seeking to expand its portfolio this year through a combination of property acquisitions, new developments and management contracts.
SRA Ventures Ltd., an Edinburgh, Scotland-based commercial real estate investment firm, is seeking permission to build a Boxxs Self Storage facility at Wester Gourdie Industrial Estate in Dundee, Scotland. The company will redevelop two industrial buildings already standing on the 2.5-acre site on Nobel Road and build a new structure at the back of the plot to offer drive-up, modular storage. SRA owns and manages a Scottish commercial portfolio that includes industrial, retail and mixed-use assets. It operates the Locked Self Storage brand. It purchased a Boxss facility in Linlithgow, Scotland, in May.
Storage Giant Ltd. is seeking permission to convert a Bargain Buys retail store into self-storage in St. Helens, England. The building on Lowe Street, which has been vacant since 2018, will be expanded to 17,545 square feet. Four electric-vehicle charging stations will also be installed. Storage Giant operates 15 facilities in the United Kingdom. It focuses on redeveloping brownfield sites and bringing derelict buildings back into purposeful use.
Storelocal, which operates 95 self-storage properties in 19 states, opened a new location on Film Row in Oklahoma City. The automated self-storage facility at 1711 N.W. 5th St. offers climate-controlled units.
An unnamed developer is seeking to convert a former greenhouse at 510 Mantua Blvd. in Sewell, New Jersey, to self-storage. They received land-use approval for two climate-controlled buildings last month and will now return to the Mantua Land Use Board for full site-plan approval. The buildings will be constructed on existing concrete pads. One will comprise 44,100 square feet, with the second encompassing 42,550 square feet. The larger building will also include a 750-square-foot management office. The existing 110,000-square-foot greenhouse was originally developed for orchid cultivation. Plans were later introduced to convert it into a cannabis-grow facility, but they were abandoned following tornado damage to the structure five years ago.
