Update 9/23/25 - Vanguard Storage Services has received permission from The Royal Borough of Windsor and Maidenhead to convert the three-story office building on Concorde Road in Maidenhead, England, to self-storage, according to a press release. The facility will comprise 40,000 net rentable square feet in 660 units. It’ll also include eco-friendly features including rooftop solar panels and electric-vehicle charging stations.

A de Havilland Vampire aircraft, which is currently being restored, will be displayed in the atrium. The redevelopment is expected to take six months, the release stated.

Update 9/9/25 – The Ottawa, Illinois, Council approved the final plat for the self-storage proposal by Columbus Development Co., which is part of a 28-acre mixed-use project by company CEO Sean Garrett at 550 E. Etna Road. The plan establishes a 4.77-acre parcel for which all zoning and subdivision requirements were met.

Per the agreement, the facility won’t include any outdoor storage or tall lighting. In addition, 40% of the site will be preserved for green space. Columbus will need to present the building and landscape design for city approval.

Revenue from the storage business will help fund a $1.5 million extension of Centennial Drive that’ll open the property up to additional uses. Future phases include medical and other professional offices as well as specialty retail.

Garrett has more than 20 years of experience in commercial real estate, including shopping centers and self-storage facilities across Illinois.

7/30/25 - The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in July 2025.

Azam Haider Bhatti received approval from the Stirling, Scotland, Council to build a self-storage facility on the site of a former food bank. Plans for the two-story building at 5 Wellgreen Lane were originally submitted in April. They call for 55 units in mostly small sizes. The exterior will remain the same. There will be no dedicated parking for the facility, though there is a multi-story car park across the street and on the road itself.

Boardwalk Development Group LLC, a private-equity investment company focused on self-storage, opened a new location in Canton, Georgia. The multi-story building at 8892 Knox Bridge Highway comprises 115,588 square feet of climate-controlled space. Founded in Atlanta in 2016 by Raj Sheth, Boardwalk specializes in self-storage and boat-storage acquisition, development, investment and operation in the Southeast. It has acquired or built more than $500 million in the sector and has $300 million under development.

Devon Self Storage and Inland Real Estate Investment Corp. opened a three-story conversion project at 4222 Union Blvd. in St. Louis. The former warehouse now comprises 80,217 square feet in 797 units. Inland is comprised of independent commercial real estate and finance entities. It has more than $1.8 billion in assets under management. Devon manages 190 facilities in 31 states.

Here Self Storage (HSS),which operates a facility in Loughborough, England, opened a second location in Northampton, England. The £7.2 million project in the Lodge Farm Industrial Estate off Harlestone Road comprises 48,000 square feet. It’ll be managed by Engage Management Services, which oversees more than 1 million square feet of self-storage across 15 U.K. locations. HSS also has a third property under development in Salisbury, England, expected to open later this year. The developments are part of a £150 million joint venture that includes Engage, HSS, Harrison Street and Pacific Investments.

LAG Associates LLC is seeking permission to demolish the Strike 10 Lanes bowling alley it owns in Deer Park, New York, and build a two-story, 17,000-square-foot self-storage facility in its place. More than 1,500 residents have signed a petition against the project, which was discussed during a recent Babylon Town Planning Board meeting. No action was taken. If approved, the facility would be branded and managed by industry real estate investment trust Public Storage Inc.

The Ontario, Ohio, City Council denied a request from Troy Nash to build a self-storage facility on his 3-acre property at the corner of Rock Road and West Fourth Street. Two proposed ordinances would’ve updated the city code to allow self-storage in Ontario’s business districts, but they were voted down. Nash purchased the land two years ago after being told self-storage would be permitted by an employee in the city’s engineering department.

Partners Self Storage LLC is seeking zoning permission to convert the former Elks Lodge in Belleview, Florida. Plans for the 11-acre site at 7655 E. Highway 25 call for traditional self-storage units and 92 outdoor vehicle-storage spaces. The Marion County Planning and Zoning Board unanimously approved a special-use permit request. The board of county commissioners will next hold a public hearing to discuss the proposal.

The Carteret County Board of Commissioners denied a request from Jeff Pilcher to build a self-storage facility on a 15.6-acre site on Laurel Road in Beaufort, North Carolina. Pilcher was planning to purchase the land from owner Leslie Hawes if his rezoning request was approved. The project faced opposition from residents, and the commission had concerns about flooding.

Sentry Self Storage Management,which operates six facilities in Florida, opened a new location in Lake Worth. The multi-story building at 2202 Lake Worth Road offers climate-controlled units. Based in Coral Springs, Florida, and founded in 1997, Sentry owns 1.7 million net rentable square feet of self-storage.

Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., purchased a development site in London. Slated to open in 2027, the new facility will comprise 60,277 square feet in more than 900 units. Shurgard operates 339 self-storage locations comprising 1.7 million net rentable square meters in Belgium, Denmark, France, Germany, the Netherlands, Sweden and the United Kingdom.

StateStreet Group LLC, which operates five StowAway Self Storage properties in Mississippi, opened a new location in Jackson. The facility at 5330 N. State St. comprises more than 34,000 square feet in 250-plus units. Locally based StateStreet is a real estate development, investment and property-management firm.

A new Town Storage facility opened in Winter Springs, Florida. The multi-story self-storage building at 307 Tuskawilla Road offers climate-controlled and drive-up units. It’ll be managed by Personal Mini Storage, which operates 21 facilities under various brands across Central Florida.

TVG Partners purchased the 120,000-square-foot Pepperidge Farm headquarters in Norwalk, Connecticut, for $11 million, with plans to redevelop it as a mixed-use project. The 6-acre property at 595 Westport Ave. will soon house a 600-unit self-storage facility and 25,000 square feet of office space. TVG is a New York City-based real estate investment company specializing in industrial, multi-family, mixed-use and self-storage projects. Since 2002, it has completed more than $500 million in self-storage developments.

An unnamed developer is seeking zoning permission to build a self-storage facility in McKinney, Texas. Plans for the 3.4-acre property north of Country Club Drive call for a three-story building comprising 130,000 square feet. Tyler Adams, founder of development firm Greenlight Studio, spoke on behalf of the applicant at a recent planning and zoning meeting in which members recommended the council deny the request. The property is currently zoned for multiple commercial uses including office and retail but not self-storage. City staff also oppose the project, noting it doesn’t comply with the town’s comprehensive plan. The McKinney City Council is expected to discuss the proposal on Aug. 5.

Aaron Burmeister is developing a container-based self-storage facility in Nome, Alaska. Expected to open this month, it’ll offer 40 units. Burmeister and his wife, Amanda, purchased the site a year ago through their company Burmeister Leasing & Landscaping LLC, from a subsidiary of Bering Straits Native Corp.

Ash Properties received approval to build Beachside Self Storage in St. Johns, Florida. Plans for the 4.8-acre property at 1490 County Road 210 call for a four-story, climate-controlled building comprising 120,000 square feet. The $9.2 million project will be built by the developer’s subsidiary, Ash Construction. It’ll be designed by Stinard Architecture, with Matthews | DCCM serving as the civil engineer. Based in Jacksonville, Florida, Ash Properties has constructed 12 million square feet of commercial real estate in the state.

BG Southern Division LLC and Global Building LLC are converting a former JCPenney store in Jacksonville, Florida, to self-storage. Plans for the building at 5200 Norwood Ave. in the Gateway Town Center call for two stories comprising 100,000 square feet of indoor, climate-controlled space. Once complete, the project will be branded and managed by real estate investment trust (REIT) Extra Space Storage or Public Storage. BG is a builder and renovations contractor based in Windermere, Florida. Global Building specializes in mixed-use real estate as well as self-storage development and ownership. It’s an affiliate of Global Storage Partners LLC of Carlsbad, California.

CAE Self-Storage LLC received zoning permission to convert the former Petroleum Service Co. building in Wilkes-Barre, Pennsylvania. Built in 1916, the four-story structure at 454 S. Main St. comprises 90,000 square feet, which will be used to create 600 to 650 storage units. Construction is expected to take eight to nine months. CAE focuses on adaptive reuse of existing buildings when developing new projects. The company has another underway in Halifax, Pennsylvania.

Charterhouse Property Group Ltd. is seeking permission to convert a former supermarket in Coventry, England, to self-storage. The developer resubmitted its plans after the city council refused the first application over concerns about the project’s electric-vehicle charging stations. The council said the stations would have an impact on the site’s parking, highway safety, traffic generation and general site layout, so they were removed. Charterhouse purchased the 3-acre, 72,000-square-foot property October. Based in London, the company specializes in asset management, development and planning.

Cinch Self Storage, which operates 23 facilities across England, opened a new location on Cromwell Road in Wisbech, England. The facility is part of Century Place, a £7million project completed by Urban Associates, a London-based real estate investment and development firm.

Citadel Self Storage, which operates 15 facilities in four states, opened a new location in the Citadel Business Park of Glenwood Springs, Colorado. The facility at 289 Center Drive comprises 18,000 square feet in eight climate-controlled, drive-up units, plus drive-in warehouses. The site was previously proposed for a mixed-use development containing retail, residential and restaurant space, but it was rejected by voters in 2022 due to a lack of infrastructure.

DXD Capital, a self-storage developer and investor, is building three facilities in a new joint venture with Mar-Gulf Management Inc. and MDI Capital LLC, real estate development, investment and consulting firms headquartered in Irvine, California. The 2.8-acre property at 2530 17th St. in Sarasota, Florida, will include a three-story building comprising 96,843 net rentable square feet in 928 climate-controlled units. The 3-acre properties at 2030 Airport Road in Georgetown, Texas, and 615 Mitchell St. in Richmond, Virginia, will each comprise 79,073 net rentable square feet in 890 climate-controlled units. They’re scheduled to open in May. All three businesses will be branded and managed by Extra Space.

DXD Capital has also broken ground on a self-storage development at 3737 Middlebrook Pike in Knoxville, Tennessee, in partnership Olympus Ventures. The four-story, climate-controlled building will comprise 84,171 rentable square feet across 898 units. Once JMW Contractors completes construction in the spring, the project will be managed by Extra Space. Based in Denver, DXD is a real estate and private-equity firm that leverages data technology to make opportunistic investments. Formed in 2000, Edina, Minnesota-based Olympus is a family-owned office and private-investment firm with a portfolio of commercial real estate, public and private equities, and alternative investments.

Scottsdale, Arizona-based Garrett Development Corp. has broken ground on a mixed-use facility in Peoria, Arizona. The multi-story, 110,136-square-foot building at 24027 N. Lake Pleasant Parkway will offer 53,939 square feet of self-storage on the first floor, and another 55,068 square feet in the basement. It’ll also contain 1,129 square feet of office space. Designed and built by Phoenix-based RKAA Architects and Willmeng Construction, respectively, the project is expected to open in the third quarter of 2026. In addition to 16 self-storage facilities, Garrett has developed projects in the healthcare, industrial, residential and retail industries. Founded in 1977, Willmeng is an employee-owned commercial general contractor.

The site plan for Goddard Self Storage, which is being built at 24175 Point Lookout Road in Leonardtown, Maryland, was approved with conditions. The four buildings will comprise three or four stories each, for a total of 111,400 square feet. The developer will be responsible for any road improvements. In addition, motion-detection lighting can only be used at the back of the building. The property is owned by Compass Point Montessori LLC, which is also linked to a private school by the same name.

Eric Gonsalves is seeking permission from the Merced, California, City Council to build a mixed-use development on an 8-acre site he owns at 1380 E. Yosemite Ave. and 3595 Parsons Ave. He appealed to council members after his proposal to build a 500-unit self-storage facility and 41 single-family homes was rejected by the planning commission in April. The city council voted to send it back to the planning commission for further review and for the developer to collect feedback from residents.

Heitman LLC, a real estate investment-management firm that operates the U Store It self-storage brand, opened a new location in Dublin. The five-story building on Palmerston Upper comprises 150,000 square feet in 2,500 units. The project also includes a basement for classic-car storage as well as office space and a cafe. Founded in 1966 and headquartered in Chicago, Heitman has $49 billion in assets under management. With 10 offices worldwide, it has invested in self-storage globally since 1996 and currently manages more than 600 facilities valued at $7.8 billion. U Store It operates nine properties in Ireland.

Hernandez Development & Construction is building a self-storage facility in Opa-Locka, Florida. Plans for the parcel at 14301 N.W. 27th Ave. call for a four-story building comprising 109,600 net rentable square feet in 1,146 climate-controlled units. It’s scheduled to open in June and will be managed by REIT CubeSmart. Fort Lauderdale, Florida-based Hernandez is a commercial real estate development and investment company that operates six self-storage facilities in Florida and Illinois.

Insite Property Group, which operates the SecureSpace Self Storage brand, opened a new location in Seattle on the former Time Oil property. The four-story, climate-controlled facility at 2707 W. Commodore Way was built by Snohomish, Washington-based Corstone Contractors. Based in Redondo Beach, California, InSite has 87 facilities operating or under construction. Based in Torrance, California, SecureSpace operates more than 70 self-storage locations in 13 states.

The Investment Real Estate Group of Companies (IREGC), a brokerage, construction and management firm that operates the Moove In Self Storage brand, opened a new location in Red Lion, Pennsylvania. The facility at 905 Belle Road contains four buildings comprising 85,350 rentable square feet in 701 units. Founded in 1998, IREGC develops, builds, acquires and operates more than 80 facilities across New England and the mid-Atlantic.

The Lock Up Self Storage, which operates more than 40 facilities nationwide, purchased a former shopping center near the University of Hawaii Manoa in Honolulu for $9.7 million. The company will continue to oversee the 35,645-square-foot property, which houses several small businesses, and intends to build self-storage there within the next two years.

LSC Development LLC opened a self-storage facility in Bensenville, Illinois. The four-story building at 1180 Irving Park Road comprises 83,267 net rentable square feet in 739 climate-controlled and drive-up units. It’ll be managed by Extra Space. Founded in 2002, Barrington, Illinois-based LSC is a real estate company focusing on commercial and self-storage properties. It has acquired, developed and operated 94 self-storage facilities encompassing more than 7 million square feet, with another 3 million under development.

Ocean Storage opened in Virginia Beach, Virginia. The facility at 1069 Laskin Road comprises 99,055 square feet in 965 climate-controlled units. The site will be managed by Storage Asset Management (SAM), a York, Pennsylvania, property-management company that oversees nearly 600 self-storage facilities nationwide. Ocean operates 12 facilities in Virginia, all of which are managed by SAM.

Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., received permission to develop a facility in Frankfurt. The building will comprise 62,430 square feet in 850 units. It’s scheduled to open next year. Shurgard operates 338 self-storage facilities comprising 1.7 million net rentable square meters in Belgium, Denmark, France, Germany, the Netherlands, Sweden and the United Kingdom.

Sound Storage of Snohomish LLC opened a new self-storage facility in Snohomish, Washington. The multi-story building at 8929 148th St. S.E. comprises 70,430 rentable square feet in 762 units. Constructed by Sea Con LLC, it’ll be managed by West Coast Self-Storage, an Everett, Washington, firm that specializes in self-storage acquisition, development and property-management.

Storage Sense, which operates more than 250 self-storage facilities, opened a new location in Burton, Michigan. The property at 4150 E. Bristol Road offers 345 drive-up units and enclosed vehicle storage. The operator plans to add more than 400 drive-up and climate-controlled units, bringing the total to 764 units and 113,750 square feet. The property will be managed by SAM.

SurePoint Development, which operates 14 facilities in Kansas and Texas, is building a self-storage property in New Braunfels, Texas, that’ll be branded and managed by CubeSmart. Plans for the facility at State Highway 46 at FM 1863 call for 90,000 rentable square feet of climate-controlled space. It’s scheduled to open in March.

Theatre District LLC is seeking approval to convert 55,000 square feet of a 90,000-square-foot former Kmart store it owns in Hastings, Nebraska, to self-storage. The building at 905 Theatre Drive, in the former Imperial Mall, currently rents 45,000 square feet for office and retail. The self-storage portion would offer 300 units at the back of the building. The city’s planning commission recommended the city council approve a conditional-use permit for the project. Theater District purchased the 7.6-acre property in 2019, and razed all other buildings. The complex now offers multi-family housing, office space, retail, a restaurant and bar, and a movie theater. The company is a joint venture between Cheema Investments LLC, a Scottsbluff, Nebraska-based investment group, and Perry Reid Properties-Management LLC, a Lincoln, Nebraska-based property-management and development company.

Vanguard Storage Services is seeking permission from The Royal Borough of Windsor and Maidenhead to convert a three-story office building in Maidenhead, England, to self-storage. The 54,000-square-foot building on Concorde Road has been vacant since 2023. The developer plans to add electric-vehicle charging and solar panels. Founded in 1964, Vanguard operates nine facilities in England.

WS Property Group, which received approval to build a self-storage project in Bloomington, Indiana, last July and was given a year to satisfy all the conditions set forth by the planning commission, has just received an extension to Sept. 9 for its final site plan. Tim Hanson, owner of WS, and Daniel Butler, a project manager with engineering firm Bynum Fanyo & Associates, intend to build a three-story, 110,000-square-foot facility at 4600 E. Morningside Drive. WS is a commercial development and management company that specializes in healthcare and senior-living projects.

The Bognor Regis, England, Town Council approved the conversion of the Newbarn car showroom into a mixed-use project that’ll include self-storage and office space. The development at 65-67 Aldwick Road was initially met with objections until the unnamed developer agreed to change business operations for the facility from 24 hours to daytime use only.

1270 Saw Mill Associates LLC is seeking permission from the Yonkers, New York, Planning Board to build self-storage on a 0.25-acre parcel that’s been used as a construction yard and equipment facility for more than 50 years. The six-story facility at 1270 Saw Mill River Road would comprise 82,140 square feet and cost $7.5 million.

Adams Property Group, the real estate investment group that operates the Monster Self Storage brand, opened a new location in Orlando, Florida. The building at 4989 N. Tanner Road offers climate-controlled and drive-up units. It was built by A.L. Adams Construction Co. Founded in 2008 by Franklin Adams, Charleston, South Carolina-based Adams Property Group focuses on property acquisition, development, management and leasing. It currently manages 2.5 million square feet of self-storage and 1 million square feet of business parks, light industrial and retail space throughout the Southeast. It operates 18 Monster facilities in six states.

Columbus Development Co. received permission from the Ottawa, Illinois, Plan Commission to build self-storage on a 4.5-acre parcel on Etna Road. The facility would be the first phase of a planned 28-acre development. Columbus is a commercial real estate development firm with 20 years of experience including shopping centers and self-storage developments across Illinois.

Extra Space Storage Inc., a self-storage real estate investment trust and management company, is seeking permission to add a fourth building at 370 W. Main St. in Stamford, Connecticut. The company intends to construct a three-story building comprising 61,077 square feet in 522 units. The 4-acre site was converted from a warehouse to self-storage in the 1980s. The planning board agreed to pass the application to the zoning board for site-plan approval. Headquartered in Salt Lake City, Extra Space operates 4,011 self-storage facilities in 42 states under the Extra Space, Life Storage and Storage Express brand names.

Lock Stock Self-Storage,which operates 30 container-based self-storage facilities in the United Kingdom, opened a new location in Cheshire, England. The 1.5-acre property at 1 Nat Lane offers 224 containers totaling 4,000 cubic feet of storage. Lock Stock is aiming to open 10 new sites by 2026, including five in Cheshire. Founded in 1999 by brothers Nick and Shon Powell, the family-operated business also offers moving services through its “Take Stock” van fleet.

Founded in 2002, LSC has acquired, developed and operated 94 self-storage properties encompassing more than seven million square feet, with more in the development pipeline.

Mewbourne Properties LLP received approval to convert a car park in Luton, England, into a mixed-use project. Plans for the 1.5-acre property at 35 Bolton Road call for a seven-story self-storage structure with parking beneath and several high rises containing a total of 178 apartments. The project will be built in phases, with the self-storage constructed first. Mewbourne is a local family-run business that was established in 1988.

The first phase of My Stuff Storage opened in Hollywood, Alabama. The facility at 30931 US-72 contains a single building that offers 80 units. The site is owned by family members Chris Bell, Darlene Bell, Charles Stone, Chuck Stone and Paula Stone. Plans for the 76-acre property include additional storage, outdoor vehicle storage and a campground that offers monthly rentals.

OrangeSpace Self-Storage, whichoperates six facilities in Portugal, is converting a portion of Porto Business Plaza in Porto, Portugal, formerly Campo 24 de Agosto bus terminal, to serve as its newest location. The company claims it’ll be the largest storage facility in the northern part of the country. Comprising 6,300 square meters, the two-story building is expected to offer approximately 800 units. Part of the former structure will be adapted to house the offices of Grupo Capitólio, the real estate development and venture-capital firm that owns OrangeSpace. Cushman & Wakefield represented the company in securing the 25-year lease agreement.

Pledger Solomon received permission from the Moapa Valley, Nevada, Town Advisory Board to build self-storage in Overton, Nevada. The facility would sit on a 3.9-acre parcel at the corner of Cooper Street and Cottonwood Avenue. It’ll be designed by Las Vegas architect George Rogers.

Storage Nutz opened in Hammond, Louisiana, with a ribbon-cutting ceremony attended by members of the Tangipahoa Chamber of Commerce. The facility at 1505 Westin Oaks Drive offers climate-controlled units.

SurePoint Development, which operates 10 facilities in Houston and five in San Antonio, is building a facility in The Woodlands, Texas. Once complete, it’ll be managed by Extra Space. Plans for the intersection of Lake Front Circle and Six Pines Drive call for 90,000 rentable square feet of climate-controlled space. Construction will begin next spring. The San Antonio-based developer is also scheduled to begin construction on two more facilities in Texas: one in Missouri City this month, and the other in Humble early next year.

Texas Investment Company LLC is seeking permission to redevelop a Rite-Aid Pharmacy into self-storage in Sacramento, California. Plans for the property at 1125 Alhambra Blvd. include a six-story building comprising 211,200 square feet in 1,591 units and 5,000 square feet of commercial retail space. Chicago-based Sullivan Goulette Wilson Ltd. is the architect.

Trojan Storage, which operates 50 facilities in five states, opened a new location in Englewood, New Jersey. The five-story facility at 150 S. Dean St. comprises 162,446 square feet in 1,386 units. It was designed and built by ARCO/Murray, a commercial design and construction company. John Krawietz served as the project manager and site superintendent Rich Kraft oversaw day-to-day construction. ARCO/Murray has delivered more than 14 million square feet of self-storage across the U.S.
