Update 6/25/25 – 1784 Holdings LLC received unanimous approval to build self-storage facility in Hopewell Township, New Jersey, after submitting a revised proposal. Plans for 2393 Pennington Road call for a three-story building comprising 117,000 square feet in more than 1,000 units. The outdoor vehicle storage was scrapped from the project, which increased the building’s setback from Pennington Road to 134 feet. A 75-foot landscape buffer along the road frontage was also included. The updated design slightly reduces the building footprint and the number of parking spaces, which satisfied the zoning board.

6/17/25 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in June 2025.

1784 Holdings LLC, which operates 39 self-storage facilities in 10 states, is seeking permission to build in Hopewell Township, New Jersey. Plans for 2393 Pennington Road call for a three-story building comprising 117,000 square feet, which is more than double the 53,000 allowed under current zoning regulations. If approved, the project will offer more than 1,000 units, plus vehicle storage. Several board members said the proposal doesn’t align with the township’s master plan. The developer is making site changes prior to the next vote. 

Artesia Acquisition Co. LLC received approval from the Long Beach, California, Planning Commission to build a mixed-use project despite community opposition. Plans for the 14-acre, blighted industrial site at 3701 Pacific Palace include a four-story self-storage building comprising 206,756 square feet in 1,681 units. It’ll also calls for 551 covered vehicle-storage spaces and a 1,450-square-foot outdoor car wash that would be exclusive to tenants. Opponents argued that the property would better serve as green area and a natural water basin for the nearby Los Angeles River. Attorneys representing LA Waterkeeper and Riverpark Coalition told planning-commission members that the storage proposal “steals the opportunity for more open space,” removes a natural stormwater basin and contaminates the river. The city refuted the claims and introduced its own water consultants, who said the project wouldn’t bring any significant disruption to air quality or the river. The development will next be presented to the city council. Artesia is based in Santa Monica, California.

Baldwin-Howell Properties LLC, which acquires and develops self-storage and retail shopping centers, is building a self-storage facility in West Palm Beach, Florida. The 2.6-acre parcel at 4575 Gun Club Road will house 100,000 square feet of climate-controlled units. Baldwin-Howell operates eight Extra Space Storage facilities in the Southeast comprising more than 550,000 square feet. It has three more projects under development. 

Jeff Bowers received a zoning variance to build a self-storage facility in Pottsville, Pennsylvania. The vacant parcel on East Mahanoy Street will house single-story building comprising six units. The land was previously zoned residential.

DXD Capital, a private-equity firm focused on self-storage, is building three self-storage projects in partnership with Mar-Gulf Management Inc. and MDI Capital LLC, international real estate subsidiaries of Kuwait Financial Centre. Once complete, the facilities will be branded and managed by self-storage real estate investment trust (REIT) Extra Space Storage Inc.

  • In Georgetown, Texas, a 3-acre parcel at 2030 Airport Road will offer 79,013 net rentable square feet in 890 climate-controlled units. Expected to be complete in May, it’s being built by Capco General Contracting.

  • In Sarasota, Florida, a 2.8-acre lot at 2530 17th St. will comprise 96,843 rentable square feet in 928 climate-controlled spaces. Using DC Construction as the general contractor, it’s slated to open next year.

  • In Richmond, Virginia, a 3-acre property at 615 Mitchell St. will comprise 79,013 net rentable square feet in 890 climate-controlled units and is expected to be complete in May. Evans Construction is the general contractor.

To date, DXD has invested in 41 self-storage developments across the U.S. and completed a seven-facility portfolio acquisition. Established in 1974, Kuwait is an asset-management and investment-banking institution operating in the Middle East and North Africa.

A Cuboid Self Storage facility in Stoneclough, England, has come under fire by community members who claim developer First Investment Real Estate Management (FIREM) installed the storage containers without permission from the planning board. Questions were first raised in July after a grassy area, which formed a barrier between nearby housing and Europa Trading Estate, was levelled by FIREM, which claimed it had no plans to add a building. In September, numerous shipping containers were placed on the site and an application was retrospectively submitted to the council in December. Cuboid operates 23 container-storage sites across the U.K. FIREM is a property-management company that specializes in commercial, industrial, office and self-storage.

The Flexiss Group, a commercial real estate developer and investment company, is converting the former Arnold Clark car showroom in Doncaster, England, to self-storage. Plans for the 3.2-acre site on Wheatley Hall Road call for more than 60,000 square feet of climate-controlled and drive-up storage. The developer is aiming for an Energy Performance Certificate A rating, which is a standardized measurement for energy efficiency. Handforth, England-based Flexiss operates 23 locations under The Self Storage Company and SureStore brands, with 18 sites under development. 

Forum Partners, a real estate investment and asset-management firm, is converting the historic Biscuit Factory in Bermondsey, England, into Pocket Storage. Slated to open this summer, the two-story building at 100 Drummond Road will comprise 10,000 net rentable square feet in 132 units. Founded in 2002, Forum has deployed $7.7 billion of capital across 24 countries and more than 100 commercial real estate investments.

Hornell RRC LLC, a commercial real estate developer, received permission from the Hornell, New York, City Council to build self-storage at 16 Park Drive. It’ll contain three single-story, drive-up buildings comprising 4,600 square feet each. In 2021, Hornell submitted plans to build a mixed-use structure offering commercial and residential space on the site, but the project stalled. Founded in 2014, the Honeoye Falls, New York-based company also owns the neighboring Railroad Plaza. 

The Investment Real Estate Group of Companies (IREGC), which specializes in self-storage brokerage, construction and management and operates the Moove In Self Storage brand, opened a new location in Red Lion, Pennsylvania. The property at 905 Belle Road contains four buildings comprising 85,350 square feet in 701 units. It was developed by Storage Construction and designed by SAArchitects. Founded in 1998, IREGC develops, builds, acquires and operates more than 80 facilities across New England and the mid-Atlantic.

Lock Stock Self Storage, which operates container-based storage facilities in the U.K., opened a new location at 1 Nat Lane in Winsford. The company owns 21 properties, offering more than 5,000 units. 

Menards Self Storage, which operates in nine states, received approval to build a new location in Rice Lake, Wisconsin. Plans for the property on the southeast corner of Highway O and Wisconsin Avenue call for 245 drive-up units. The facility will be operated in conjunction  with a nearby existing Menards. The brand is owned by Menards Inc., which operates more than 300 home-improvement stores in 14 states, primarily in the Midwest.

Self-storage REIT Public Storage opened a new location in Los Angeles. Designed by architecture firm Ware Malcomb, the eight-story building at 3625 S. Grand Ave. replaced a nine-story self-storage structure that was demolished. It comprises more than 260,000 square feet in 4,448 storage units. The REIT aimed to maximize the potential floor-area ratio and modernize the space, according to Francisco Arias, director of design at Ware Malcomb. This included the addition of sustainable elements such as LED and motion-sensor lighting as well as a rooftop solar panels. Based in Glendale, California, Public Storage has interests in 3,399 self-storage facilities in 40 states, with approximately 247 million net rentable square feet.

Rane Property Management received permission from the E. Amherst, New York, Planning Board to convert a parcel on the corner of Transit and Wolcott Roads into a mixed-use project. The company will demolish the existing Bitterman’s Automotive complex and two residential structures and replace them with six self-storage buildings, a 5,500-square-foot commercial structure, five residential units, 11 townhomes and an eight-car garage. Founded in 2012, Bowmansville, New York-based Rane manages multi-family properties in New York and Ohio. 

Shurgard Self Storage Ltd., the European affiliate of Public Storage, is building a facility in Bolton, England. Expected to open in December, the multi-story building on Lower Bridgeman Street will comprise 57,048 square feet. Shurgard operates 338 self-storage facilities comprising 1.7 million net rentable square meters in Belgium, Denmark, France, Germany, Netherlands, Sweden and the U.K.

Storage Authority LLC, which operates self-storage facilities in two states and has 27 franchises nationwide, is developing a new location in Suffolk, Virginia. Plans for the 8-acre parcel at 865 Carolina Road call for 96,000 square feet and 29 vehicle-storage spaces. It’s expected to open next summer. Sarasota, Florida-based Storage Authority was cofounded by Marc Goodin and Scott House in 2016. Its franchise model offers existing self-storage owners and those looking to enter the industry the chance to build a business under the brand’s operational framework.

The Storage Center, which operates 67 self-storage facilities in six states, opened a new location in Huntsville, Alabama. The three-story building at 3910 Cypressbrook Drive N.W. comprises 106,600 rentable square feet in more than 850 units. Rosehill Construction served as the general contractor. Founded in 1986 and headquartered in Baton Rouge, Louisianna, The Storage Center operates more than 55,000 climate-controlled and vehicle-storage units.

Strategic Storage Trust VI Inc. (SST VI), a publicly registered non-traded REIT sponsored by an affiliate of SmartStop Self Storage REIT Inc., and SmartCentres opened a new location in Dorval, Quebec, Canada. The five-story building at 2990 Boulevard Sunnybrooke comprises 1120,000 net rentable square feet in 1,250 climate-controlled units. SST VI operates 24 self-storage facilities in Canada and the United States. SmartCentres develops industrial, mixed-use residential and urban properties across Canada, with a portfolio of nearly 200 assets. 

An unnamed developer is converting the former Joseph’s Catering building in Horhsam, Pennsylvania, to self-storage. The 5.6-acre property at 901 Horsham Road will include a three-story building comprising 120,000 square feet.
