Update 7/10/25 – Bridgewater Storage LLC presented new plans to the zoning board on Tuesday for its self-storage conversion project in Bridgewater, New Jersey, that includes Melick’s Town Farm and an adjacent vacant office building. The board had expressed concerns at a March 25 meeting about the facility’s aesthetics and size as well as the number of trees that would be removed. The new plan reduces the structure from three stories to two. It also adjusts the grading and circulation of the site so more existing trees can be retained, according to Matthew Capizzi, the applicant's attorney.
The original plan proposed removal of 209 trees and planting of 171. Under the new plan, 166 trees would be eliminated and replaced with 262. Once complete, the site would have 461 trees total.
Another change involves the addition of glazing to the front and rear elevations of the building to make it appear more like an office building.

With the new proposal, Bridgewater Storage is seeking a D1 variance, as the property is zoned Commercial 3, which doesn’t permit self-storage. Additional requests include a floor-area-ratio and a bulk variance for the front yard setback of 100 feet rather than the 200 required.
The zoning board continued the application to its Oct. 28 meeting.

3/26/25 - The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in March 2025.
Abernathey Holdings, a developer of self-storage in Arizona and California, is constructing Cibola Vista Self Storage in Peoria, Arizona. Plans for the northwest corner of Cibola Vista Drive and Lake Pleasant Parkway include a three-story building with two floors above ground and a basement. It’ll comprise 92,157 square feet in 693 units. It’s expected to open in 2027.
Barrie Self Storage Equities Ltd. is building an Apple Self-Storage facility in South Barrie, Ontario, Canada. The four-story, climate-controlled building at 61 Churchill Drive will comprise 126,670 square feet. Founded in 1975, Apple operates 54 locations across Canada.
Bridgewater Storage LLC is seeking zoning permission to convert Melick’s Town Farm and an adjacent vacant office building in Bridgewater, New Jersey. The application proposes to consolidate the farm at 351 Route 28 and the 5.4-acre property at 322 Route 22, which was previously occupied by engineering firm Tectonic. The buildings would be demolished to make way for a three-story self-storage structure comprising 120,570 square feet. The zoning board of adjustment was expected to discuss the plan at its March 25 meeting.

Budget Mini Storage expanded its facility in Goodyear, Arizona. The property at 3970 Estrella Parkway offers climate-controlled, drive-up and vehicle-storage spaces. Budget is operated by StoragExperts, a family-owned company with 12 facilities in Arizona and California under various brand names.
Carolina Storage, which operates five facilities in North Carolina, is developing a new location in Fayetteville. Expected to open in the fall, the structure at 6765 Ramsey St. will comprise 120,000 square feet. Founded in 1994, Carolina Storage operates sites in Raeford, Spring Lake, Wallace and Wilmington.
Desert Land Group and Forge Building Co. have broken ground on Toy Shack Storage in Bullhead City, Arizona. The facility at the intersection of Laughlin Ranch Boulevard and Bullhead Parkway will comprise 85,782 square feet in 123 units. It’s slated to open early next year. Headquartered in Lake Havasu, Arizona, and founded in 2014 by Mychal Gorden and Luke Still, Desert Land specializes in development and real estate brokerage in the Southwest. The company owns Toy Shack at Fox Creek, also in Bullhead City. Founded in 2007 and headquartered in Boise, Forge specializes in steel buildings for self-storage and boat/RV storage.

Devon Self Storage and Inland Private Capital Corp., which is part of The Inland Real Estate Group of Cos., opened a self-storage facility in Springfield, Massachusetts. The three, four-story buildings at 2155 E. Columbus Ave. comprise 59,837 square feet in 601 climate-controlled units. The redeveloped site was originally occupied by a factory built in 1890. This is the 15th project the partners have delivered since joining forces in 2018. Founded in 1988, Devon has developed, managed or owned more than 350 self-storage facilities in 32 states and three European countries. Inland manages a diverse portfolio of more than $10 billion across several asset classes spanning 49 states. Both companies are headquartered in Oak Brook, Illinois.
DYO Investments, Live Oak Capital Partners and MacArthur Holdings partnered to open a $6.1 million, three-story self-storage facility in Jacksonville, Florida, that’s branded and managed by real estate investment trust (REIT) CubeSmart. The 1.8-acre property at 3909 Philips Highway comprises 110,000 square feet in more than 700 climate-controlled and drive-up units. ARCO/Murray was the architect and general contractor. Atlanta-based DYO specializes in self-storage and retail real estate. New York-based MacArthur is a family-owned real estate firm. Live Oak is a real estate developer based in Atlanta.
Extra Space Storage Inc. is developing a facility on 2.3 acres in Avondale, Arizona. The building at the corner of Indian School and Osborn Roads will comprise 110,000 square feet in 564 units. It’s scheduled to open in June. The project was rejected last year following a deadlocked vote by the local planning and zoning commission, but Extra Space won an appeal in August. Headquartered in Salt Lake City, the REIT operates 4,011 self-storage facilities in 42 states. Its portfolio comprises 308 million square feet of rentable space in 2.8 million units.
Global Storage Partners is converting part of six-story structure in St. Paul, Minnesota, to self-storage. The company purchased floors two through five of an annex building at 275 N. Sibly St. Two of the floors previously operated as Acorn Storage. The other two were vacant and will be transformed into 41,000 square feet of space. Global also plans to add common areas for tenants. The facility will be branded and managed by Extra Space. Global is a subsidiary of Global Building LLC, a real estate developer based in Carlsbad, California.
Guardian Self Storage is converting the former Foodland store in Kapaʻa, Hawaii. The existing building in the Waipouli Town Center will be transformed into a three-story structure containing 700 units. A second multi-story building will be constructed in the parking lot. Founded in 2006, Guardian operates two facilities in Kalapaki and Puhi, Hawaii.
Joey Madden, president of MSC Englewood LLC, is seeking permission from the Englewood, Ohio, City Council to develop an Extra Space Storage facility. This is the second set of plans Madden submitted. His first proposal for a mixed-use development was denied last month by the planning commission. The scaled-back plans for the facility at 360 W. National Road call for 84,000 square feet of climate-controlled units and enclosed vehicle storage. The 9.6-acre site formerly housed a Kmart retail store. The commission will review the plans on April 2.
James Martin of 9494 Summerfield LLC is seeking permission from the Marion County, Florida, Development Review Committee to build a mixed-use development in Summerfield, Florida, that would include Martin Self Storage. Plans for the 39.2-acre property at 9494 S.E. Florida Highway 42 call for 194,285 square feet of storage space under the name Martin Self Storage, 35,000 square feet of retail, 8,000 square feet of office-rental space and 78 single-family homes. Martin bought the property in 2021 for $3.2 million. He operates five facilities across North Carolina.
Joe Mugavero, owner of JSM Property Investments LLC, and business partner Mark Peteritas are seeking zoning permission to add 13,500 square feet of self-storage to an 80-unit housing development called Sycamore Ridge that they’ve proposed for 10 acres in Lancaster, Pennsylvania. The units would be built east of Circle Avenue and south of Pleasant Street on land that isn’t suitable for homes. The housing is permitted by right, but the self-storage project would require several waivers. The council is expected to vote on the proposal on Monday. JSM is a real estate investment and development company based in Lancaster.
Parkland Storage LLC, a subsidiary of The Feldman Cos., is building a self-storage facility in Parkland, Florida. Plans for the 4.3-acre site at 7820 Loxahatchee Road include a three-story building comprising 48,722 square feet. It’ll be branded and operated by Extra Space. The project received approval from the Parkland City Commission in June. Headquartered in North Miami Beach, Feldman has developed 22 facilities comprising 2.7 million square feet.
Safeguard Self Storage, which operates 83 facilities in six states, opened a new location in Stamford, Connecticut. The multi-story building at 535 Hope St. offers climate-controlled and drive-up units. Founded in 1989 and headquartered in Atlanta, Safeguard operates in Connecticut, Florida, Illinois, New Jersey, New York and Pennsylvania. The company is owned and operated by Morgan Stanley’s Prime Property Fund.
SafeStorage is opening a 10,000-square-foot facility in Coimbatore, India. The company offers self-storage and vehicle storage as well as moving and packing services. Founded in 2015, it operates more than 20 locations with 12,000-plus units across India.
Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., received permission to develop a facility in Berlin. The building will comprise 110,868 square feet in 1,500 units. Shurgard operates 335 self-storage facilities comprising 1.7 million net rentable square meters in Belgium, Denmark, France, Germany, the Netherlands, Sweden and the United Kingdom.
Storage Investments Australia Pty. Ltd. (SIA), a self-storage investing firm, acquired a 1.6-acre parcel in Melbourne, Australia, for $5.9 million on which it plans to develop self-storage. Plans for 10-12 Danaher Drive call for a multi-story building that would open next year. Headquartered in Adelaide, Australia, SIA operates 11 facilities across the country under the Roomia Self Storage and Storage King brands, with three more under development.
StorageMax, which operates more than 30 facilities in the Southeast, completed an expansion at its property in Flora, Mississippi. The addition at 698 U.S. 49 comprises 391 climate-controlled units, bringing the facility’s total to 896. The company acquired the property in 2022 and constructed the new spaces on an adjacent vacant parcel. The site is managed by Rebecca Kellogg. Founded in 1994 by real estate appraiser Bob Lloyd, StorageMax operates facilities in Alabama, Louisiana and Mississippi.
Storage Sense, which operates more than 250 facilities nationwide, opened a new location in Gainesville, Georgia. The property at 2928 Mountain View Road offers 49,780 square feet in 382 units. It’ll be managed by Storage Asset Management, a York, Pennsylvania, property-management company.
SurePoint Development is building two self-storage facilities in Greater Houston. Construction will begin this summer on the first project in Missouri City, Texas. The single-story facility on FM 521 will comprise 95,000 rentable square feet. The second on Mesa Drive in Humble, Texas, will comprise 120,000 rentable square feet of climate-controlled, drive-up and vehicle storage, as well as 10,000 square feet of office rentals. Construction will begin later this year. Both will be managed by CubeSmart. San Antonio-based SurePoint operates 12 facilities in Houston and San Antonio.
Western UK Property Group (WUKPG), a developer and investor of commercial and residential real estate, is seeking approval to build a Shutter Store facility in Northwich, England. Plans for the 1-acre parcel on Chester Way call for a five-story building comprising 62,000 square feet in 600 units. The structure would also include coworking spaces and a drive-thru coffee shop. It’ll be designed by C4 Projects. HK Planning Ltd. is the advisor on the application, with XOsquare Ltd. serving as the structural and civil engineer. If the plans are approved by the Cheshire West and Chester Council, it’ll open in mid-2027. Manchester, England-based WUKPG specializes in acquiring value-add properties as well as developing brownfield land and vacant properties.

900 East 92nd Street LLC received permission from the Piscataway, New Jersey, Zoning Board of Adjustment to develop a three-story self-storage facility. The building at 1659 S. Washington Ave. will comprise 127,722 square feet. The 3.71-acre property, which included a home built in 1918, was purchased in May for $2.5 million.
Bakke Development Corp. and Batson-Cook Development Co. (BCDC) are developing TalleyBak Storage in San Antonio. Plans for the property near Talley Road and Wiseman Boulevard include a three-story building comprising 82,938 rentable square feet. Expected to open in early 2026, it’ll be branded and managed by an unidentified self-storage real estate investment trust (REIT). Independent Contractors Inc., a Bakke affiliate company, will serve as the general contractor. Alamo Architects is the chief architect, with MBC Engineers serving as the civil engineer. Founded in 1996 and located in San Antonio, Bakke specializes in multi-family, office, self-storage, shopping-center and urban-infill redevelopment projects in Texas. Founded in 1963 based in Atlanta, BCDC provides development and capital solutions primarily through partnerships on commercial real estate projects.
Bridgewater Storage LLC is seeking permission from the Bridgewater, New Jersey, Zoning Board of Adjustment to build a three-story self-storage facility on State Route 28. Plans for the two-lot, 5.4-acre parcel call for demolition of a vacant office building, home and farm stand and construction of 120,700-square-foot structure. Teaneck, New Jersey-based Bridgewater bought the office portion of the property for $725,000 and is under contract to buy the residence.
Cube Storage opened a new location in Gloucestershire, England. The facility in Unit 3, Andoversford Industrial Estate on the A40 offers climate-controlled units and drive-up container spaces. The main office is set up inside a cantilevered, 40-foot shipping container. The project was built by Cheltenham, England-based architectural firm Edge Design Workshop. Founded in 2003, Cube operates five locations across England.
Dr. Zach Dixon and Natalie Dixon opened Morrilton Self Storage in Morrilton, Arkansas. The facility is in the former Fred’s discount store at 601 N. St. Joseph St. It comprises 17,608 square feet in more than 100 climate-controlled units.
easyStorage, which operates more than 1,000 self-storage locations in the United Kingdom, received permission from the Belfast, Ireland, City Council to build a new facility in North Belfast, on a vacant lot next to Cityside Retail Park on York Street. It’ll offer 432 drive-up storage containers.
Family Heirloom Storage opened a new facility in Chattanooga, Tennessee. The 5.1-acre property at 4819 Tennessee Highway 58 contains three buildings comprising 96,000 total square feet in 648 units. The developer operates 21 self-storage facilities in Florida, Georgia, North Carolina and Tennessee.
First Flight Storage expanded its facility in Goldsboro, North Carolina. The property at 185 N. Carolina 581 S. now offers 92 drive-up self-storage units. It also offers container and vehicle storage.
Corey Gluckstal and Andrew Zambratto, principals for Peconic Equities, are developing a self-storage facility on a 3.3-acre parcel in Riverhead, New York for $13 million. The building at 61 Main Road comprises 70,000 square feet in 530 units and will be managed by REIT Extra Space Storage Inc. Construction will begin this summer and take a year to complete. The development team includes Park East Construction and Frank G. Relf Architect of Huntington Station and Melville, New York, respectively. This is the second self-storage development for Melville-based Peconic. Headquartered in Salt Lake City, Extra Space operates 4,011 self-storage facilities in 42 states.
The Park Rapids, Minnesota, City Council granted an extension of a conditional-use permit for Mark Harmon of Northscape Properties LLC through March 2026 to build a self-storage and boat/RV-storage facility. The original permit for the project at 1408 Edmond Drive was granted in March 2024. The extension was requested by the developer. Construction is expected to begin this summer.
Insite Property Group, the parent company of SecureSpace Self Storage, is converting two existing structures in the Hell’s Kitchen community of Manhattan into self-storage. Plans for 609-615 W. 46th St. call for a 14-story building comprising 109,658 square feet. It’ll replace a single-story auto-repair shop and four-story residential structure that were built in 1920. Expected to open this summer, the project is being designed by New York-based architectural firm Mancini Duffy and developed by Insite Real Estate. Insite purchased the property two years ago for $25.5 million. Based in Torrance, California, SecureSpace operates more than 70 self-storage facilities in 13 states.
The Investment Real Estate Group of Companies (IREGC), which specializes in self-storage brokerage, construction and management and operates the Moove In Self Storage brand, opened a new location in Dover Township, Pennsylvania. The two-story building at 3025 Carlisle Road comprises 70,775 square feet in 641 units. Founded in 1998, IREGC develops, builds, acquires and operates more than 80 facilities across New England and the mid-Atlantic.
The Lock Up Self Storage, which operates 47 facilities in eight states, is seeking permission to convert the former headquarters of the National Association of Federally Insured Credit Unions in Arlington, Virginia, to a mixed-use project. Plans for the five-story-building at 3138 10th St. N. include 76,711 square feet of self-storage and 5,580 square feet of retail space. The Lock Up purchased the structure, which was built in 1987, in January.
Make Space Storage opened a new facility in Cochrane, Alberta, Canada. It’s the company’s largest ground-up construction project. The 5-acre property at 240 2 Ave. E. includes 12 buildings comprising 52,500 total square feet in 360 heated units and 67 vehicle-storage spaces. Make Space operates more than 50 facilities across Canada.
Personal Mini Storage opened the fourth expansion of its Clermont, Florida, location. The facility at 2017 Ruby Red Blvd. now includes more self-storage units and outdoor vehicle-storage spaces. Founded in 1982 by Ron and Stan Shader, Orlando, Florida-based Personal Mini operates 20 facilities throughout the state.
Restore Mini Storage, which operates 27 self-storage facilities in nine Hong Kong districts, opened a new location in Fo Tan, an area of Sha Tin District in New Territories. The facility at Unit 401, 4F is in the Hopeful Factory Center. Restore opened new sites in Chai Wan and Hung Hom last fall.
Tim Smith of Redfoot Shoes Ltd. was granted permission by Rossendale, England, councilors to build a three-story self-storage building at Fallbarn Road and Bocholt Way, opposite Ilex Mill. A mix of materials have been proposed for the new building including natural stone, metal and glass. Concerns were raised around the visual impact and traffic safety of the site, but the council said the plan was acceptable. Redfoot was founded in 1928 as The Bacup Shoe Co. Ltd.
Bill Soltesz, co-owner of Rehoboth Family Storage LLC, received permission from the Sussex County, Delaware, Council to develop self-storage in on a 6.7-acre lot in Angola. The facility on Robinsonville Road will contain three single-story buildings comprising 125,000 total square feet in 891 units.
SRA Ventures Ltd. is seeking permission to convert a former police station in Edinburgh, Scotland, to a remotely managed self-storage facility. Plans for the two-story building on Mar Place call for 85 units. The property has been vacant since 2021. SRA Ventures is a privately owned real estate investment firm founded by Shaf Rasul.
Storage Corner Group LLC, which operates 19 self-storage facilities in California, Idaho and Utah, is converting five former office spaces and a house in Pacifica, California, to 130 self-storage units. Plans for the property on Palmetto Avenue also include a seven-unit storage building on the existing parking lot. Storage Corner is a boutique real estate investment group that owns self-storage and light-industrial properties.
Tourbineau Real Estate Partners received approval to convert the RDA Building in Seattle to self-storage. The structure at 800 S. Maynard Ave. S. currently houses four floors of office space. In its application, Tourbineau also noted plans to build multi-family housing on the existing parking lot. The International Special Review District approved the change in February. It’s unclear what will happen to the building’s existing tenants, which include “The Stranger” newspaper, or the wine-storage operation occupying the basement.
Trunk Space LLC of Quincy, Massachusetts, is building a self-storage facility on a 1.6-acre parcel in Warwick, Rhode Island. The four-story building on Jefferson Place comprises 120,000 square feet. Trunk Space operates three facilities in Everett, Norwood and Quincy, Massachusetts, under the CubeSmart and Extra Space Storage brands.
United Properties Group Inc. opened the first phase of HelloSpace+ in New Braunfels, Texas. The self-storage facility at 1954 FM 1044 offers nearly 500 units. Based in Tyler, Texas, United offers self-storage brokerage, development and management services under various brand names. HelloSpace+ operates 16 facilities in Arkansas and Texas.
Macon, Georgia-based custom-home builder Clint Ward is developing a StorageMaster self-storage facility in Forsyth, Georgia. The 15-acre parcel on N. Lee St. will comprise more than 70,000 square feet in 500 climate-controlled and drive-up units. Founded in 1996, StorageMaster operates facilities in Macon and Perry, Georgia.
Joseph Zummo, president of Global Building LLC, is seeking permission from the city of Jacksonville, Florida, to redevelop a JCPenney into self-storage. The $2.7 million project in the Gateway Town Center at 5200 Norwood Ave. would contain a two-story building comprising 100,000 square feet in 900 climate-controlled units. Zummo said the finished property be managed by REIT Extra Space or Public Storage. The project is scheduled to open in the third quarter. BG Southern Division LLC of Windermere, Florida, is the general contractor. Carlsbad, California-based Global Building specializes in mixed-use and self-storage center development and ownership.

An unnamed boat/RV-storage facility is being built on a 13.7-acre lot on Woodward Ave. It’ll comprise a 2,400-square-foot building and 532 outdoor spaces.
An unnamed boat/RV-storage facility is being built on a 5.23-acre lot at 259 Swanson Road. It’ll offer 122 vehicle-storage spaces.
