Update 10/15/25 – The self-storage project proposed for Goleta, California, in late April is facing opposition from residents despite revisions by the unnamed developer. In response to the design-review board’s suggestions regarding facility size and aesthetics, the new plans for 7780 Hollister Ave. call for three two-story and three single-story buildings. Taken together, they comprise a total of 166,740 square feet in 1,322 units. The developer also added brown paneling to the gray buildings to provide more visual contrast. [return]
In addition, out of the 159 trees on the site, the updated plan saves 27 rather than 14. The developer intends to plan 92 new trees.
Prior to a conceptual-review hearing on Oct. 14, residents told board members that the project wasn’t compatible with the neighborhood. The proposal must also undergo an analysis by the California Environmental Quality Act.

10/2/25 – The Raritan Township, New Jersey, Planning Board has given preliminary site approval to Diamond Nation to develop its proposed self-storage facility across from its baseball complex at the intersection of Bartles Corner and River Road. Though the plan was presented to the city in 2023, the hearings were delayed after board members expressed concerns about venue parking and stormwater management. After studying traffic patterns, the board’s traffic engineer determined the recreation site needs an additional 218 parking spaces. However, the planning board did approve a parking variance for the self-storage facility, allowing it to offer only 16 spaces. Steven Gruenberg, the attorney representing Diamond Nation, said a revision will be presented to the township before the next vote.

9/18/25 – Extra Space Storage received permission to add a fourth building to its facility in Stamford, Connecticut, following design changes that were requested by board members. The new plan adds trim around the windows, cornices and panels as well as additional blocks of color. As part of the approval, Extra Space will plant 16 trees on the site and pay $100,000 to the city for the installation of new sidewalks.

5/28/25 - The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in May 2025.
ARCO/Murray, a commercial design and construction firm that has completed 5,500 projects nationwide, partnered with Live Oak Capital Partners to build a self-storage facility in Jacksonville, Florida. Branded and operated by real estate investment trust (REIT) CubeSmart, the three-story building at 3909 Philips Highway comprises 108,725 square feet in 705 units. ARCO/Murray’s Chase Russell served as the project manager. Site superintendent Bryan Ford oversaw day-to-day construction.
ARCO/Murray is also partnering with Leitbox Storage Partners to build a self-storage facility in Marshfield, Massachusetts. The two-story building near Pilgrims Highway will comprise 86,000 square feet in 692 units. Catherine Zaunbrecher of ARCO/Murray is serving as the project manager. Site superintendent Dusty Draper is overseeing day-to-day construction. The project is scheduled to open at the end of the year.
Bluebird Self Storage, which operates facilities across five Canadian provinces, acquired and renovated Johnson Street Self Storage in Victoria, British Columbia, through ICM Bluebird Canadian Self Storage LP. The 240-unit facility at 826 Johnson St. will serve as the company’s flagship location on Victoria Island. Built in 1901 to board horses, the building was converted to storage around 1920, potentially making it the oldest of its kind on the continent. Bluebird revitalized its interior, replacing wooden lockers with steel partitions and roll-up doors. Bluebird is a subsidiary of civil-engineering firm Budget Development Partners. It operates more than 30 self-storage locations across Alberta, British Columbia, Nova Scotia, Ontario and Quebec.

Diamond Nation, which manages the Diamond National turf baseball complex in Flemington, New Jersey, is seeking permission from the Raritan Township, New Jersey, Planning Board to build a self-storage facility in the same city. Plans for the 4.9-acre property on the corner of Bartles Corner and River Roads call for a three-story building comprising 126,672 square feet. The site is currently being used for overflow parking. The next step is a public hearing, though a date has not yet been announced.
DXD Capital, a self-storage developer and investor, opened a new facility in Mesa, Arizona, that’s branded and managed by REIT Extra Space Storage Inc. The three-story building at the intersection of Broadway Road and Country Club Drive comprises 80,347 square feet of climate-controlled space. Based in Denver, DXD is a real estate and private-equity firm that leverages data technology to make opportunistic investments. It focuses exclusively on the self-storage sector.
Extra Space Storage is seeking permission to expand its facility in Stamford, Connecticut, by adding a fourth building. Plans for the 4-acre parcel at 35 Commerce Road call for a three-story structure comprising 28,404 square feet in 522 units. The local planning board approved the project, which will next go before the zoning board. The site already contains a two-story, 44,160-square-foot building built in 1953; a two-story, 48,930-square-foot structure that opened in the 1980s; and a three-story, 28,050-square-foot building completed in 2001. Headquartered in Salt Lake City, Extra Space operates 4,011 self-storage facilities in 42 states under the Extra Space, Life Storage and Storage Express brand names.
Go Store Self Storage opened in Stoke-on-Trent, England. The facility on Alan Alfred Avenue is on a redeveloped site that once housed the Diamond Gimson factory, which closed in 1999. During construction, historic pottery artifacts were discovered and turned over to the appropriate authorities. Go Store is a York, England-based, family-owned business.
The Palm Coast, Florida, City Council overrode a March decision by its planning board and granted an exception that allows Johnson Development to build Hillpointe Way Self-Storage. Plans for the 6.8-acre site on Pine Lakes Parkway include nearly 100,000 square feet in 850 units and 26 vehicle-storage spaces. Johnson appealed the original decision, and the city council ruled the denial was based on personal opinions rather than “competent, substantial evidence.”
Lager Construction Inc. is developing a drive-up self-storage facility in St. Peter, Minnesota. The company purchased the 118,000-square-foot parcel at 2110 Klein St. from the city for $162,000. Construction will begin this summer. Founded in 1998 by Jesse Lager, the company focuses on new home development and remodeling.
Oxford Self Storage LLC opened a new location in Oxford, Connecticut. The property at 2 Pheasant Run Road offers climate-controlled and drive-up units. It’s owned by Becir Selmani and will be managed by Copper Storage Management, which operates 133 facilities nationwide.
Pandora Self-Storage opened in Kirkland, Quebec, Canada. The 2.2-acre property at 16781 Autoroute Transcanadienne comprises 150,000 square feet of storage space in more than 1,000 climate-controlled units. The $39 million project is certified as a net-zero-carbon building. It was constructed by Broccolini, a Montreal-based real estate developer and investor.
Real estate firm The Previti Group received permission to build a mixed-use project in Fontana, California, that would include self-storage, flex space and an office building that’ll serve as the company’s headquarters. Plans for the 9.6 acres on the southeast side of Interstate 15 north of Duncan Canyon Road call for a three-story facility comprising 119,200 square feet of storage space. It’ll also contain a two-story, 26,470-square-foot office building with a helicopter pad. An additional 29,280-square-foot building will be designed for commercial use such as retail, office and light industrial. The site will be subdivided into four parcels, with three scheduled for immediate development.
Primespace Capital is seeking zoning permission to demolish a single-family home in Old Bridge, New Jersey, and build a self-storage facility in its place. A three-story building is planned for the property at Pine Street and New Jersey State Route 18. A hearing is scheduled for June 5. Primespace is a real estate acquisition, development and management firm that specializes in self-storage.
Richland Creek Storage is seeking zoning approval to upgrade its facility in Waynesville, North Carolina. The 3.5-acre property at 187 W. Marshall St. was grandfathered in after the city changed its zoning. The owner now needs permission to make any modifications to the site, as it’s considered a noncompliant use. The planning board voted 4-2 to recommend that the town council support the application. The facility is managed by Copper Storage Management.
Safelock Storage opened in Dothan, Alabama. The facility at 175 Bob Hall Road offers drive-up units. It’s locally owned and offers 24-hour access.
Spartan Investment Group LLC, a privately held real estate investment firm that operates the FreeUp Storage brand, opened a new location in Grand Island, Florida. The self-storage facility at 36536 S. Fish Camp Road comprises 67,000 rentable square feet in 660 units. It was built by company affiliate Spartan Construction Management.
Spartan Investment is also developing a self-storage facility in Bellingham, Washington. Plans for the property at 4092 Pacific Highway include a 76,600-square-foot building offering 541 units. Expected to be complete next year, it’ll also be constructed by Spartan Construction Management. Founded in 2014 and based in Golden, Colorado, Spartan Investment operates more than 65 self-storage facilities nationwide.
SRA Ventures Ltd., an Edinburgh, Scotland-based commercial real estate investment firm, received approval to convert a vacant police station in Alloa, Clackmannanshire, Scotland. The company plans to add 85 self-storage units inside the building and 20 storage containers outside. The facility will be operated remotely. Founded by Shaf Rasul, SRA focuses on underperforming commercial assets. Its portfolio includes industrial, mixed-use and retail properties across Scotland.
Storage Solutions, which operates eight facilities in Washington, opened a new location in Spokane Valley. The three-story self-storage building at 19311 E. Appleway Ave. comprises 76,653 rentable square feet in 541 units, plus enclosed vehicle storage. Owned by Storage Solutions Spokane Valley LLC, it was constructed by Elevate Structures. Architectural design was provided by Stephen Bourne, principal of Site+Plan+Mix. The facility will be managed by West Coast Self-Storage Group, which operates 156 storage facilities across the West.
Store Space Self Storage, which operates more than 75 properties in 21 states, opened a new location in Chesterfield, Michigan. The three-story facility at 47435 Gratiot Road comprises 75,700 net rentable square feet in 759 climate-controlled units. The company plans to open another facility at 24101 Ecorse Road in Taylor, Michigan, this week. Based in Winter Garden, Florida, Store Space is part of the Real Capital Partners family of companies, which includes Sud Stop Car Wash, Storage360 and PacRidge.
SureStore, which operates 18 self-storage facilities in the United Kingdom, received approval to expand its facility in Chester, England. The company will construct a single-story building comprising 5,995 square feet in 29 units, scaled back from 46.
Vanguard Self Storage, which operates nine facilities in England, has expanded its Central London location by adding 7,000 square feet across 110 units, nearly doubling the site’s capacity. The project at 20 Newport Place was completed in less than three months.
The William Warren Group (WWG), a privately held real estate company that operates the StorQuest Self Storage brand, converted the landmark Pacific Storage building in Stockton, California, into climate-controlled space. The historic downtown structure at 523 N. Hunter St. dates back to 1856 as Pacific Tannery, a leather-production factory that was launched during the California Gold Rush. Founded in 1994 and based in Santa Monica, California, WWG acquires, develops and operates self-storage facilities nationwide, with a portfolio of more than 280 properties.

Admirals Yard Self Storage is developing a facility on a 1-acre parcel in Worksop, England, as part of Vesuvius, a 45-acre redevelopment project. Expected to open this summer, the finished project will offer drive-up units. Founded in 1998, Admirals Yard operates four locations in Bristol, Leeds and Slough, England.
Circle Self Storage received zoning approval to expand its facility in Jaffrey, New Hampshire. A new building will be added to the property at 66 Fitzgerald Drive. A variance was needed to allow the construction 50 feet into the 100-foot setback requirement. The business received a similar variance in 2019 for its first phase, which included two self-storage structures. Circle also operates a facility in Epsom, New Hampshire.
DXD Capital, a self-storage developer and investor, is building a facility in Kahului, Maui, Hawaii. Plans for the project in the Maui Business Park call for 88,700 net rentable square feet in 728 units. The project is scheduled to open in the third quarter of 2027. Based in Denver, DXD is a real estate and private-equity firm that leverages data technology to make opportunistic investments. It focuses exclusively on the self-storage sector.
Mother-and-son team Kari and Lance Galgon are developing River West Mini Storage in Reno, Nevada. The self-storage facility at 277 Chism St. will offers 265 drive-up units. It’s next to River West Resort, an RV campground Kari Galgon purchased and restored in 2015.
Just A Closet Self Storage, which operates 10 facilities in Texas, is developing a new location in San Marcos. Expected to open this fall, the project at 4508 Highway 123 will offer climate-controlled and drive-up units.
NWB Palm Springs LLC opened a self-storage facility in Palm Springs, California, that’s branded and managed by West Coast Self-Storage (WCSS). The property at 890 N. Gene Autry Trail offers 57,775 rentable square feet in 658 units. It was developed by WCSS Group LLC and constructed by Tilton Pacific Construction. Architectural design was provided by Magellan Architects. NWB is part of Northwest Building LLC, which owns seven self-storage facilities in Oregon and Washington. WCSS manages more than 156 self-storage properties across the West.
Overlook on 46 LLC received approval to build a self-storage facility in Bloomington, Indiana, next to its 176-unit apartment complex. Plans call for a 38,000-square-foot storage building south of the apartments at 4500 E. 3rd St. B.
REthink Development received permission from the Santa Barbara, California, Planning Commission to develop a mixed-use project at the corner of Chapala and West Canon Perdido Streets. Plans include renovating the vacant Frontier Building at 102 W. De la Guerra St. into 44 micro apartments and building a 760-unit self-storage structure behind it. The project was designed by local architect Brian Cearnal. REthink develops, retrofits, repositions and owns sustainable buildings. It has offices in Los Angeles and Santa Barbara.
Safeguard Self Storage, which has 83 locations nationwide, opened a new facility in West Haven, Connecticut. The multi-story building at 400 Derby Ave. comprises 90,530 net rentable square feet in 1,212 units. Founded in 1989 and headquartered in Atlanta, Safeguard operates in Connecticut, Florida, Illinois, Louisiana, New Jersey, New York and Pennsylvania. The company is owned and operated by Morgan Stanley’s Prime Property Fund.
SafeStorage, which operates more than 20 valet-style self-storage facilities in India, opened a new location in Kolkata. The warehouse offers 10,000 square feet. Founded in 2015, SafeStorage provides more than 3 million square feet of storage space.
Safestore Holdings PLC, which has 192 locations in Europe and the United Kingdom, is seeking approval to develop a mixed-use facility in Bexley, London, that’ll include self-storage and workspace. Plans for the vacant land in Belvedere Park call for a multi-level building.
Safestore also received approval to demolish buildings formerly occupied by wholesale distributor Minatol in Kingston Upon Thames, England, and build self-storage. Plans for 4 Manorgate Road include a four-story building comprising 20,850 square feet. The company is targeting a Building Research Establishment Environmental Assessment Method rating of “Excellent.” Founded in 1998, Safestore operates 135 storage properties in the United Kingdom, 29 in Paris, 11 in Spain, 11 in Netherlands and six in Belgium.
Shurgard Self Storage Ltd., the European affiliate of U.S.-based real estate investment trust (REIT) Public Storage Inc., is developing a new location in Eltham, London. Plans call for 61,354 square feet in more than 950 units. The business is expected to open sometime this year. Shurgard operates 338 self-storage facilities comprising 1.7 million net rentable square meters in Belgium, Denmark, France, Germany, Netherlands, Sweden and the United Kingdom.
Smartroom Self Storage opened a facility in Bloomsbury, London. The building at 20 Lamb’s Conduit St. contains 100 units. Smartroom also operates a location in Hackney, London. In addition to self-storage, both facilities offer valet storage and moving services.
Sterling Equities opened a three-story self-storage facility in Farmingdale, New York, that’ll be branded and managed by REIT CubeSmart. The 2.8-acre property at 505 Bi-County Blvd. comprises 115,000 square feet in 953 climate-controlled units. Sterling created the parcel by subdividing a 12.1-acre site, which also includes a 145,000-square-foot office building. Founded in 2013, Great Neck, New York-based Sterling is an early-stage venture-capital fund with a portfolio of companies in media, real estate and sports throughout New York.
Storage Sense, which operates 300 self-storage facilities nationwide, opened a new location in Henderson, North Carolina. The property at 2460 U.S. Highway 158 comprises 50,000 square feet in 300 units, which are a combination of climate-controlled, drive-up and enclosed vehicle storage. A phase-two expansion beginning this fall will add more climate-controlled space. Once complete, the facility will offer 94,075 square feet in 687 units. It’ll be managed by Storage Asset Management, a property-management company based in York, Pennsylvania.
Storage Units Capital, a self-storage real estate investment firm, opened a facility in Greenville, South Carolina. The three-story building at 757 Mauldin Road comprises 91,000 square feet in 786 climate-controlled and drive-up units. The Maitland, Florida-based company specializes in the acquisition, development and management of self-storage across the Southeast. It operates 15 locations in Florida, Georgia and South Carolina.
Stor-It Right is developing a self-storage facility in Oconomowoc, Wisconsin. Plans for the 8-acre property at 1030 Blue Ribbon Circle Drive include seven buildings comprising 120,000 square feet in more than 500 units. The site will also contain 1,200-square-foot spaces with humidity and temperature control, 14-foot-by-14-foot automatic garage doors, power and service doors. Some units are expected to be available in August. Stor-It opened a facility in Hartland, Wisconsin, in 2022. The business is owned by married couple Joe Grasch, a real estate developer, and Katie Grasch, who has a background in finance.
True Storage LLC, which owns nine self-storage facilities, is opening a new location this month in Dracut, Massachusetts. The property at 55 Loon Hill Road will be branded and managed by CubeSmart. It’ll comprise 70,425 rentable square feet in 807 climate-controlled units. Based in New Hampshire, True Storage focuses on ground-up construction and conversion projects.
VG Gum Branch Storage received permission to build a self-storage facility in Jacksonville, North Carolina. Plans for the 5.1-acre site at 4231 Gum Branch Road call for 71,313 square feet.
Brothers Barney and Josh Vines opened NW Self Storage in Bacup, England. The automated facility at Unit 1 Pippin Bank Park Road offers 33 units. The men are directors of Northern Whisper Brewery Co. in Lancashire, England.

Apple Self Storage, which operates more than 50 owned or managed properties across Canada, opened a new location in Scarborough, Ontario. The facility at 321 Silver Star Blvd. comprises 107,000 square feet in 700 units. The company collaborated with Oskar Group and Penalta Group Ltd. on the project. Apple was founded in 1975 by brothers Jeff, Phil and Scott Allan.
Arcland Property Co., which operates the Self Storage Plus brand, is opening a new location in Huntsville, Alabama, next month. The property at 2918 Green Cove Road S.W. contains two single-story buildings with climate-controlled and drive-up units. Founded in 2006, Arcland operates more than 95 self-storage facilities in nine states and Washington, D.C.

Go Store It Self Storage, an affiliate of Madison Capital Markets Group, opened a new location in Longwood, Florida. The 5-acre property at 1900 S. U.S. Highway 17-92 offers 83,000 square feet in 800 units as well as vehicle storage. Founded in 2014 and based in Charlotte, North Carolina, Go Store It operates 146 self-storage facilities in 23 states totaling more than 10 million square feet. Madison is a real estate investment and development firm with a primary focus in multi-family and self-storage.
Josh and Maria Homes LLC received permission from Clark County, Ohio, Commissioners to redevelop multiple vacant spaces in a strip mall in Enon, Ohio, to climate-controlled self-storage. The project at 6821-6847 Dayton-Springfield Road would also replace a hardware store with a coffee shop and laundromat.
ML Parkway Pty. Ltd. received zoning approval from the Queensland Planning and Environment Court to move forward with its self-storage project in Townsville City, Australia, after appealing the city council’s decision. The council stated that the development, which includes 135 units on land in a low-density residential zone, was inconsistent with the “character and amenity outcomes and land-use intentions for the zone.” The court ruled that the project wasn’t considered an industrial use and complied with the city’s character and amenity benchmarks.
MSC Englewood LLC received approval to expand its Extra Space facility in Englewood, Ohio. Plans for the 9.6-acre property at 360 W. National Road call for the addition of outdoor vehicle storage at the rear of the site. The original design included additional drive-up units in front of the business, a restaurant and a small park. After the planning commission recommended that the council deny the request, MSC President Joey Madden withdrew the proposal and resubmitted it with the focus on vehicle storage. He agreed to plant trees at the back of the site to create a visual barrier between the facility and nearby homes. Converted from a former Kmart, the site currently offers 84,000 square feet of storage. Madden plans to approach the city later with a proposal to redevelop the front of the property.
MV Investment, a self-storage development, construction and management firm, is developing a facility in Oxford, Mississippi. Expected to open in early 2026, the three-story building will offer 862 climate-controlled units. Miller Valentine Construction will serve as the general contractor. Since 2018, MV Investment has developed 20 self-storage properties in Florida, Kentucky, North Carolina, South Carolina and Tennessee.
Jim Pace converted a potato-processing plant in Birchington, England, into Wantsum Self Storage. The facility on Highway A299 was designed and built by Kuboid, a Northamptonshire, England-based firm that has provided construction, consulting, design and planning services for more than 1,200 self-storage projects.
Pink Storage, which operates 21 self-storage facilities throughout the United Kingdom, opened a new location in Birmingham, England. The facility on Kingsbury Road comprises 43,250 square feet of container storage. Founded in 2016 by Scott Evans, Pink Storage also offers traditional self-storage, mobile storage and related services.
Shurgard Self Storage Ltd., the European affiliate of U.S.-based real estate investment trust Public Storage Inc., is developing a new facility in Bracknell, England, expected to open next year. Plans call for a 59,201-square foot building offering 800 units. Shurgard operates 338 self-storage facilities comprising 1.7 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom.
Sinndar Enterprises Inc. is seeking permission to develop a mixed-use project in Jefferson, Georgia. The 3-acre site at the intersection of Friendship and Ridge Roads will house a three-story building comprising 45,000 square feet of self-storage, plus a convenience store.
Storage Solutions, which operates eight self-storage facilities in Washington, opened a new location in Spokane Valley. The multi-story building at 19311 E. Appleway Ave. comprises 70,395 square feet in 507 climate-controlled and drive-up units as well as vehicle storage. It’ll be managed by West Coast Self Storage, which oversees more than 140 facilities in five states.
Stor-It Self Storage, which operates 20 facilities in Idaho, is opening the first phase of a new location in Boise, Idaho. The facility at 6099 S. Federal Way comprises 240,000 square feet of climate-controlled and drive-up units as well as covered vehicle storage. It was built by Boise-based Forge Building Co., which has completed more than 500 projects comprising more than 50 million square feet.
Unit 3 LLC received conditional final approval from the New Windsor, New York, Planning Board to demolish an existing structure that formerly housed kitchen-cabinet store USA Granite and build self-storage in its place. The 4-acre site at 857 Union Ave. will house a three-story, 87,000-square-foot building.
An unnamed developer is seeking approval to build a self-storage facility in Goleta, California. The site at 7780 Hollister Ave. is currently being used as a parking lot. Plans call for six buildings comprising 202,920 square feet in 1,632 units. Earlier this month, the city’s design-review board encouraged the developers to scale back the size of the project and aim for a design that was more in line with the city’s aesthetics. The project must undergo an analysis by the California Environmental Quality Act, then it will return to the design-review board.
Three self-storage projects are under development in Coconut Creek, Florida. One is an Extra Space facility at 4161 Hillsboro Blvd., which is near completion. The second is a 120,000 square-foot Sentry Self Storage building on the corner of Coconut Creek Parkway and Lyons Road. The third is Self-Storage at Solaire, which is also nearing completion. The four-story facility at 5479 Wiles Road will comprise 89,000 square feet.
