Amatren LLC and DXD Capital are seeking permission to redevelop the Empire Builders Supply Co. building in Santa Fe, New Mexico, into a 100,000-square-foot, mixed-use project. Plans for the 2.7-acre site on Cerrillos Road call for a climate-controlled self-storage building, a community office and gathering spaces, a public dog park, and creative workshops. The project would include sustainability elements like a rooftop solar array, rainwater-harvesting ponds and underground cisterns, with captured rainwater being used to irrigate landscaping. A previous redevelopment plan included 151 apartments in two four-story buildings as well as a commercial space for a coffee shop. It was vetoed in June. Based in Denver, DXD is a real estate and private-equity firm that leverages data technology to make opportunistic investments. It focuses exclusively on the self-storage sector.

Desert Land Group opened Toy Shack Storage in Bullhead City, Arizona. The self-storage facility at the intersection of Bullhead Parkway and Laughlin Ranch Blvd. comprises 85,782 square feet in 123 units, some of which are climate-controlled. Spaces range in size, with the largest being 14 to 22 feet wide and up to 60 feet deep to accommodate boats and RVs. The project was built by Forge Building Co., which has completed more than 500 self-storage projects totaling 50-plus million square feet. Founded in 2014 by Mychal Gorden and Luke Still, Desert Land Group provides development and land-acquisition services throughout the Southwest. Toy Shack operates a second facility, also in Bullhead City.
Great American Self Storage, which operates six facilities in California, Florida, Hawaii and North Carolina, opened a new location in Kahului, Hawaii. The building at 40 Pulehu Place offers climate-controlled and drive-up storage. Founded in 2001, Great American is a real estate company that develops and operates self-storage, boat/RV storage and garage suites.
Middletown Self Storage opened in Middletown, Rhode Island. The multi-story facility at 101 Valley Road offers climate-controlled space. Founded in 1990, Middletown also operates a second self-storage property in the city. It offers 1,358 total units between the two locations.

Real estate investment company National Storage Operations LLC (NSO) is seeking permission from officials in Yarra, Victoria, Australia, to convert a warehouse in the suburb of Collingwood into a $45 million mixed-use development. Plans for the site at 128-144 Wellington St. call for a multi-story building that would include three retail outlets and a cafe on the ground floor and self-storage on the upper floors. It'll be designed by Kangaroo Point, Queensland-based Hayes, Anderson, Lynch Architects. NSO operates more than 270 locations across Australia and New Zealand.
Parkland Storage LLC, a subsidiary of The Feldman Cos., opened a self-storage facility in Parkland, Florida, that’s branded and managed by real estate investment trust Extra Space Storage Inc. The 4.3-acre parcel at 7820 Loxahatchee Road contains a three-story building comprising 148,722 square feet of climate-controlled space. Headquartered in North Miami Beach, Feldman has developed more than 3.5 million square feet of self-storage.
River Group Equities LLC is seeking permission from the Bristol, Pennsylvania, Borough Council to convert a portion of the vacant Simon & Schuster building in Levittown into My Cube Storage. Plans for the two-story, 600,000-square-foot warehouse at 2207 Radcliffe St. call for 56,000 square feet in 282 self-storage units. These would be on the ground floor, leaving the upper level open for future use. River Group purchased the 23-acre parcel in 2018 for $11.1 million. There’s a second My Cube facility in Lyndhurst, New Jersey.

Southside Retail LLC, which is owned by real estate developer Sleiman Enterprises, is seeking to build Kendall Town Center Storage in Jacksonville, Florida. Plans for the 1.75-acre parcel on Tredinick Parkway call for a 110,000-square-foot facility in Kendall Town Square. Jacksonville Electric Authority, the city’s utility provider, is reviewing a request from civil engineer BGE Inc. to determine the level of services for the property. Founded in 1955, Sleiman has developed more than 150 commercial projects across the Southeast.

Devon Self Storage Holdings LLC, a member of The Inland Real Estate Group of Cos. Inc., is converting a former Babies R Us store in Colorado Springs, Colorado. The company purchased the 3.5-acre property at 3555 Citadel Drive in 2023. The existing 62,000-square-foot structure will become climate-controlled self-storage, and drive-up buildings will be constructed on an adjacent 1.5-acre parcel.
Devon also recently converted the Moulton Ladder Manufacturing Co. building in Philadelphia to self-storage. Built in 1900, the five- story structure at 5200 Unruh Ave. comprises 88,000 net rentable square feet in 932 climate-controlled units. Devon manages 190 facilities in 31 states.
Full House Storage opened its third North Carolina self-storage facility, in Clayton. The four-story building at 301 Tew Court comprises 61,740 square feet in 535 climate-controlled units. Full House also has locations in Jacksonville and Wilson. All are managed by Storage Asset Management, a property-management company based in York, Pennsylvania.
Make Space Capital Partners, which operates the Canada-based self-storage brand Make Space Inc., opened a newly developed facility in North Sanich, British Columbia. The 2.5-acre property at 1921 Mills Road offers 185 drive-up or climate-controlled units. Make Space operates 57 facilities in six Canadian provinces.
Martin’s Buildings plans to convert a vacant 15,444-square-foot office building in Bristol, England, to self-storage. The company acquired Nicholson House, which sits on a 1.1-acre site at Lime Kiln Close Parkway, from a U.K. based fund. Founded in 1946, London-based Martin's manages a commercial real estate portfolio valued at £400 million. It has a division devoted to acquiring, developing and operating self-storage facilities across South and South West, England.
P. McVey Building Systems is seeking approval from the Laois County Council to develop a mixed-use project on a 3-acre parcel in Portarlington, Ireland. The €4-million project in Canal Road Business Park will include a modular construction facility, modular units for rent, a cabin-rental center and self-storage units. If approved, construction is scheduled to be complete by September. Based in Toomebridge, Ireland, P. McVey is a modular-construction company that serves the education, healthcare and pharmaceutical industries across the U.K.
SBC Investments LLC received permission from the Columbus, Ohio, Development Commission to build a self-storage facility on an undeveloped 2.2-acre parcel at 3270 Westerville Road. Staff concluded that the request aligns with the Northeast Area Plan’s land‑use recommendation and the pattern of development along Westerville Road. The rezoning would also permit outdoor storage of recreational vehicles and other limited uses. The application was sent to the Columbus City Council for final consideration.
Trammel Crow Residential received approval to build a mixed-use project on a 3.3-acre parcel in Herndon, Virginia, that’ll include apartments, retail and self-storage. The original plan for the site in Woodland Park East included two eight-story office buildings, which have been replaced with a seven-story apartment structure containing 314 units. It'll be connected to a 117,000-square-foot self-storage facility. The first phase will include the residential units and ground-floor retail, with self-storage to follow in phase two. The retail spaces could be repurposed to serve as the self-storage facility’s storefront. Based in Texas, Trammell specializes in multi-family real estate.
Tulfra Real Estate opened a self-storage facility in Jersey City, New Jersey, that's branded and managed by real estate investment trust (REIT) Public Storage Inc. The six-story building at 300 Thomas McGovern Drive comprises 115,000 square feet in 797 climate-controlled units. Rochelle Park, New Jersey-based Tulfra operates seven self-storage facilities comprising more than 1 million square feet in the northern part of the state.
Scott Uram is seeking permission to build a mixed-use project that’ll include office, retail and self-storage uses on a property he owns in Blaine, Minnesota. The city council held its first reading last week on an ordinance that would rezone a portion of the parcel at 8634 Central Ave. N.E. from residential to community-commercial. A local insurance agent, Uram plans to build a three-story structure comprising 77,400 square feet, of which 84% would be self-storage. The planning commission unanimously approved the project in September. The city council will hold a second reading for the ordinance at its Oct. 20 meeting.
Utex Storage Partners is developing Chula Vista Storage in Chula Vista, California. Plans for the 9.35-acre site near the intersection of Eastlake Drive and South Bay Expressway include two three-story buildings comprising a total of 123,582 square feet in 1,284 units. Expected to be complete next year, the facility will be managed and branded by a self-storage REIT. The $23.44 million nonrecourse construction financing was arranged by Brian Somoza, senior managing director of JLL Capital Markets, a global provider of capital solutions for real estate investors and occupiers. Utex’s nationwide portfolio of self-storage assets includes acquisitions, new builds and conversions.
An unnamed developer is seeking permission to build a self-storage facility in Ripon, California. Plans for the 3.4-acre parcel at 700 Parallel Ave. call for 48,675 square feet in 272 units. It’ll also contain a kiosk and a 300-square-foot office. The department of planning and economic development will review the proposal at its Nov. 17 meeting.

Alabbasi Construction received approval from the Perris, California, City Council to build a mixed-use project. The 16.9-acre property, known as The Retreat at Lake Perris on Ramona Expressway, will include 204 apartments, a 107-room hotel, restaurants and a self-storage facility offering more than 1,000 units. The storage component was highlighted in a council meeting as necessary to fix a shortage in the region, particularly with the growth of nearby residential communities. Overall, the project is expected to exceed $100 million. Founded in 1999 by Elizabeth and Marwan Alabassi, Alabassi specializes in commercial development.
Brickwork Self Storage opened in State College, Pennsylvania. The three-story facility at 222 Science Park Road comprises 72,000 square feet in 560 climate-controlled and drive-up units. It’ll be managed by Storage Asset Management (SAM), a York, Pennsylvania, property-management company that oversees nearly 600 self-storage facilities nationwide. It was built by Roeshot Construction. At least four other self-storage projects by different owners are under development in the city. They include a 46,000-square-foot, 531-unit facility at 3490 W. College Ave.; A 62,825-square-foot, 514-unit, climate-controlled facility by Stack N Stor at 3610 W. College Ave.; a 25,447-square-foot, 587-unit facility on Gateway Drive; and a three-story, 109,500-square-foot, 809-unit facility on Valley Vista Drive, just off of Interstate 99.
Full House Storage opened in Jacksonville, North Carolina. The facility at 570 Richlands Highway comprises 60,575 square feet in 518 climate-controlled and drive-up units. It will also be managed by SAM. A ribbon-cutting ceremony is scheduled for Oct. 22. Full House operates two self-storage facilities in the state, with a third under development in Clayton, North Carolina.
Lock Stock Self Storage, which operates container-based storage facilities in the United Kingdom, plans to open a new location near the Rheidol Retail Park in Aberystwyth, Wales. It’ll offer more than 100 units in a range of sizes. The company owns 21 properties, offering more than 5,000 units.
Mega Yards & Storage opened in Northamptonshire, England, to serve businesses, logistics operators, rural enterprises, and anyone managing large vehicles or equipment. Located just off the A43, the container-based self-storage facility on Hardwick Lane offers units ranging from 40 square feet to 160 square feet. It also offers outdoor vehicle storage for cars, vans, caravans, trailers and boats. The company is family-owned.
Public Storage Inc., a self-storage real estate investment trust and management firm, is developing a facility in Mount Juliet, Tennessee. Plans for the property at Golden Bear Gateway and Rutland Drive include a four-story building comprising 116,948 square feet in 900 climate-controlled units. The general contractor is W.E. O’Neil Construction, an employee-owned firm that builds retail, self-storage and warehouses. Based in Glendale, California, Public Storage has interests in 3,333 self-storage facilities in 40 states, with approximately 241 million net rentable square feet.
Tony Saco is developing Red Run Mini-Storage in Sterling Heights, Michigan. Plans for the 6-acre parcel near Hoover Road and Maple Lane Drive include 10 self-storage buildings offering 167 total units. The property is zoned as a planned-office district, however, it contains landfill debris deposited by the city in the 1950s and 1960s. The contaminants enabled the site to qualify as a Part I facility under state law, falling under the guidance of the Michigan Department of Environment, Great Lakes and Energy. Another challenge to developing the site is the Red Run Drain that bisects the property, according to Saco, who originally planned to build an apartment complex. He pivoted after finding out about the underground pollution, which will be capped by cement pads for the storage buildings. The project will need final site approval from city and state officials.
Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., purchased a development site in Munich. Slated to open in 2028, the new facility will comprise 38,750 square feet in more than 640 units. Shurgard operates 340 self-storage locations comprising 1.7 million net rentable square meters in Belgium, Denmark, France, Germany, the Netherlands, Sweden and the United Kingdom.
Spartan Investment Group LLC, a privately held real estate investment firm that operates the FreeUp Storage brand, opened a new location in Oak Harbor, Washington. The self-storage facility at 33650 State Route 20 contains eight buildings comprising 78,920 square feet in 583 units. It was built by company affiliate Spartan Construction Management. Founded in 2014 and based in Golden, Colorado, Spartan Investment operates more than 65 locations nationwide.
Storelocal opened in Concord, California. The self-storage facility at 4900 Marsh Drive offers climate-controlled units as well as covered and enclosed vehicle-storage spaces. Storelocal operates 95 locations in 19 states.
Australian self-storage operator StoreLocal Pty. Ltd. is seeking permission to develop a new location in Gold Coast, Queensland. Plans for 1763 Pacific Highway include a four-story building comprising 150,296 gross square feet. StoreLocal secured more than A$1 billion in capital for expansion this year.
San Antonio-based SurePoint Development, a privately held real estate investment company, is building a new self-storage facility in Rosharon, Texas, a suburb of Houston. Expected to be complete next spring, the single-story structure on FM 521 will comprise 95,000 rentable square feet. SurePoint has two other projects underway in Humble and The Woodlands, Texas. The company operates two facilities in Kansas and 11 in Texas.
Westbeech Group Ltd. is expanding its Nest Self-Storage facility at Old Hall Industrial Estate in Bloxwich, England, by 10,000 square feet. Opened in January, the building will grow by 50% to 24,000 square feet once the expansion is complete. Westbeech owns several industrial estates throughout the West Midlands region of England.
