Update 1/14/26 – Planned upgrades have been completed at Carefree Covered RV Storage in Wylie, Texas, formerly known as Wylie Boat & RV Storage. Improvements include fresh paint, new branding and signage, and enhanced security, according to a press release.

“With these upgrades complete, we’re excited to offer Wylie customers a fresh, dependable storage experience that reflects our commitment to quality and service,” said president Barry Raber. “The Wylie community has demonstrated strong demand for secure, flexible RV- and boat-storage options. This improved facility allows us to deliver that through a mix of enclosed and uncovered units that go beyond the traditional open canopy spaces we offer at our existing properties.”

Update 8/28/25 – Self-storage properties are constantly changing hands, and Inside Self-Storage is regularly notified of these market transactions. Here’s an overview of additional activity happening in August 2025.

Commerce Storage West LLC acquired Westwood Storage in Commerce, Georgia. The facility at 400 Westwood Road comprises 15,881 rentable square feet in 108 units. It’s managed by Absolute Storage Management (ASM), which operates more than 150 properties across the Midwest and Southeast.

DWS Group bought a self-storage facility managed by real estate investment trust Extra Space Storage Inc. in Tamarac, Florida. The building at 5602 Rock Island Road comprises 65,193 square feet of climate-controlled space. It opened in 2022. DWS manages more than $1 billion in real estate investments including self-storage. It has 22 offices worldwide. Headquartered in Salt Lake City, Extra Space operates 4,011 self-storage facilities in 42 states under the Extra Space, Life Storage and Storage Express brand names. Its facilities comprise 308 million square feet of rentable space in 2.8 million units.

Outrig, which operates 20 self-storage and vehicle-storage facilities in nine states, acquired two properties in Orlando, Florida. Fortress RV & Boat Storage at 6766 Narcoossee Road offers covered, indoor and outdoor vehicle storage. Nar-Vista Commerce Center at 6923 Narcoossee Road offers small-bay industrial storage space.

Members of the Oakes Family, including Grant Oakes III and Mary Oaks, sold seven Ohio-based Mosquito Creek Storage facilities to multiple parties for a combined $9 million. Each purchasing entity provided the same business address in Monsey, New York, for tax purposes. The assets are:

  • 4255 King Graves Road in Vienna, sold to King Graves Propco LLC for $2.28 million

  • 3625 Larchmont Ave. in Warren, sold to Larchmont Propco LLC for $1.8 million

  • 1099 N. Park Ave. E. in Warren, sold to Champion Propco LLC for $825,000

  • 4929 Parkman Road N.E. in Warren, sold to Parkman Propco LLC for $360,000

  • 661 Perkins-Jones Road in Warren, sold to Perkins Propco LLC for $720,000

  • 2750 Warren Meadville Road in Cortland, sold to 2750WM Propco LLC for $960,000

  • 3148 Warren-Meadville Road in Cortland, sold to 3168 Propco LLC for $2.05 million

South Erwin Storage, a newly built self-storage facility at 671 S. Erwin St., Building 300, in Cartersville, Georgia, comprises 102,100 square feet in 700 climate-controlled units. The seller was represented by Austin McLeod of Matthews Real Estate Investment Services, a commercial real estate firm.

The following sales were brokered by Argus Self Storage Advisors, a Denver-based network of real estate brokers who specialize in self-storage properties:

  • Discount Mini Storage in Mead, Washington, was purchased by Access Mead LLC for $4.65 million. The seller provided financing as part of the transaction. The facility at 15501 N. Newport Highway comprises 45,200 square feet in 268 units. Ryan Layton of American Real Estate Associates Inc. (AREA) represented the buyer and the seller.

  • A two-property ModBox Storage portfolio in Mebane, North Carolina, was acquired by an unnamed buyer. The facilities at 479 Compass Drive and 4550 Arrowhead Blvd. are three miles apart. They comprise a total of 114,000 rentable storage square feet in more than 1,100 units, with an additional 9,700 square feet of office/warehouse space. The seller was represented by Cole Carosella and Jamey Cox, broker affiliates, and Ben Vestal, president and CEO. ModBox operates eight facilities in the Carolinas and Indiana.

  • Rodeo City Self Storage in Ellensburg, Washington, was acquired by Cougar Investments LLC for $3.1 million. The seller provided financing as part of the transaction. The facility at 1304 W. University Way comprises 18,058 square feet in 189 units. Layton and Greg Meager of AREA represented the buyer and the seller.

The following sales were brokered by Marcus & Millichap (M&M), a commercial real estate investment firm with offices throughout Canada and the U.S.:

  • Ada Attic Self-Storage in Ada, Michigan, was acquired by Prestige Storage. Built in 2002, the facility at 8220 Fulton St. E. comprises 52,150 square feet of climate-controlled and traditional storage space. Eddie Greenhalgh, senior managing director of investments, and Lee Thornton, investments associate, represented the buyer and the seller, a family trust. They were assisted by fellow broker Steve Chaben.

  • Hamden Self Storage at 34 Raccio Park Road #8 in Hamden, Connecticut, comprises 17,815 square feet in 149 drive-up units. The seller was represented by Gabriel Coe and Nathan Coe, senior managing directors of investments; Brett Hatcher, executive managing director of investments; and Luke Dawley, director of investments of The Hatcher Coe Group.

  • Oakdale Self Storage at 1625 Montauk Highway in Oakdale, New York, comprises 27,320 net rentable square feet in 276 units, plus 15 outdoor vehicle-storage spaces. The site was built in 2005. The buyer and the seller were represented by Kevin Bledsoe, senior director of investments. He was assisted by fellow broker John Horowitz.

  • Storage Star De Zavala at 6540 De Zavala Road in San Antonio comprises 93,200 square feet in 765 units. Built on 2.7 acres in 2016, the facility has three stories. The seller was represented by Jon Danklefs, managing director of investments.

The following sales were brokered by SkyView Advisors, a Tampa, Florida-based commercial real estate brokerage that specializes in self-storage:

  • Space Place Storage in Angleton, Texas, comprises 47,459 net rentable square feet in 403 climate-controlled and drive-up units. The 4.3-acre property at 2370 E. Mulberry St. offers covered, enclosed and outdoor vehicle storage.

  • West Ridge Mini Storage in Elyria, Ohio, comprises 21,960 net rentable square feet in 200 units. The 2.5-acre site at 9256 W. Ridge Road includes room for 4,000 additional square feet of self-storage and 9,200 square feet of vehicle storage.

GS Mini Storage LLC acquired an unnamed self-storage facility in Birmingham, Alabama, and rebranded it as Green Springs Mini Storage. The facility at 626 Robert Jemison Road comprises 65,477 rentable square feet in 710 units. It’s managed by ASM.

Posted 8/11/25 - Self-storage properties are constantly changing hands, and Inside Self-Storage is regularly notified of these market transactions. Here’s an overview of activity happening in August 2025.

Spartan Investment Group LLC, a privately held real estate investment firm that specializes in self-storage and operates the FreeUp Storage brand, has a seven-property portfolio in Texas under contract. It comprises 463,185 net rentable square feet in 3,497 units. The purchase will include Champion Forest Self Storage at 14850 Cutten Road in Houston, First Colony Self Storage at 16615 Lexington Blvd. in Sugar Land, Summer Lakes Self Storage at 102 Benton Road in Rosenberg, an unnamed facility in Katy and three unnamed Houston properties. Founded in 2014 and based in Golden, Colorado, Spartan operates more than 75 self-storage facilities nationwide.

Lockhart Storage Center in Riverview, Florida, was acquired by HPI Real Estate Services & Investments. The newly built three-story facility at 10520 Hillsborough County Road 672 comprises 98,683 net rentable square feet in 876 units. It also includes 30 vehicle-storage spaces. It’ll be branded and operated by real estate investment trust (REIT) Extra Space Storage Inc. The seller was represented by Brian Fulton, broker for Top Hat Commercial Real Estate, a Tampa-based firm that focuses on multi-family and self-storage assets, with more than $1.8 billion in total sales. The buyer was represented by Lockhart Management Group, a self-storage development company that has advised on and completed more than 20 projects. It operates two of its own facilities in Florida, with two more under development.

Monroe OZ Partners LLC acquired Self Storage Monroe in Monroe, Georgia. The facility at 1111 N. Broad St. comprises 89,525 square feet in 647 units. It’s managed by Absolute Storage Management, which operates more than 150 properties across the Midwest and Southeast.

Storage World & Car Wash at 10522 State Road 52 in Hudson, Florida, was purchased by an undisclosed buyer. It offers 38,389 net rentable square feet in 303 units. The 9.56-acre property also includes car-wash bays. The seller was represented in the transaction by SkyView Advisors, a Tampa, Florida-based commercial real estate brokerage that specializes in self-storage.

Perkins Realty & Management bought a 4-acre property in Pembroke Pines, Florida, that includes Value Store It Self Storage and 17,667 square feet of commercial space. Opened in 2018, the three-story building at 16602 Sheridan St. comprises 53,000 square feet of climate-controlled space. ANF Group sold it for $15.5 million. Based in Orange Park, Florida, Perkins is a real estate and property-management firm. Value Store It operates 31 facilities in Florida and Massachusetts.

Wylie Boat & RV Storage in Wylie, Texas, was acquired by Carefree Covered RV Storage, a division of Business Property Trust. The 10-acre property at 3855 Osage Lane offers 228 enclosed and uncovered vehicle-storage spaces. It’ll be operated as a satellite location to Carefree’s site at 3830 Parker Road, which is about a mile away. The transaction was brokered by Chad Snyder and Tyler Trahant of Dominus Commercial, an affiliate of Argus Self Storage Advisors, a Denver-based network of real estate brokers who specialize in storage properties. Carefree operates seven facilities in Arizona and Texas and has two under development. Based in Portland, Oregon and founded in 1999, Business Property Trust is a real estate investment firm that also operates the Bargain Storage brand.

The following sales were brokered by Marcus & Millichap (M&M), a commercial real estate investment firm with offices throughout Canada and the U.S.:

  • America Stores It at 8372 Oswego Road in Liverpool, New York, comprises 47,000 net rentable square feet in 401 climate-controlled and drive-up units. It was built in 2023. The seller was represented by The Hatcher Coe Group.

  • Self Storage of Vacaville in Vacaville, California, was acquired by Westport Properties, a real estate development and investment management company that operates the US Storage Centers brand. The 5.3-acre property at 201 Leisure Town Road offers drive-up units. Built in 2018, the facility was expanded in 2019. The buyer and the seller, The Claremont Cos., were represented by Adam Schlosser, senior managing director, and Dean Trammell, associate director of investments of The LeClaire-Schlosser Group. They were assisted by Tony Solomon, senior vice president and district manager.

  • Wentworth Property Co. purchased Smyrna Storage Center in Smyrna, Tennessee. The 3.6-acre property at 399 Hazelwood Drive contains six single-story structures comprising 49,810 square feet in 336 drive-up units. It was built in 1996 and expanded in 2023. The seller was represented by Jordan Farrer, senior director of investments, and Schlosser. They were assisted by Jody McKibben, vice president and regional manager. Wentworth is a national real estate investment company.

  • Towne Storage Colt Plaza in West Valley City, Utah, was purchased by UTEX Storage Partners, a self-storage investor and developer. Developed in 2019, the 2.6-acre property at 2938 S. Glen Eagle Drive contains five single-story buildings and one two-story structure for a total of 60,325 square feet in 467 units. The seller was represented by Farrer and Schlosser.

The following sales were brokered by Matthews Real Estate Investment Services, a commercial real estate investment services firm:

  • NextStor Storage in Douglasville, Georgia, was purchased by an out-of-state investor. The facility at 1516 Municipal Parkway comprises 38,875 net rentable square feet. The seller was represented by Austin McLeod, senior vice president.

  • Southgate Mini Storage in Napa, California, was acquired by Gelt Venture Partners, a real estate investment firm with a portfolio of apartments and self-storage properties across the West. The 4.3-acre property at 1025 Golden Gate Drive contains 18 single-story buildings. They comprise 67,980 square feet in 653 drive-up units and 23 vehicle-storage spaces. The facility will be branded and managed by REIT Public Storage Inc. Shane Avera, vice president, represented the seller.
