Self-storage properties are constantly changing hands, and Inside Self-Storage is regularly notified of these market transactions. Here’s an overview of activity happening in November 2025.

CCCO23 LLC acquired a two-property AAA Storage Inc. portfolio in Iowa for $15.9 million. The 4-story property at 2175 N. Ankeny Blvd. in Ankeny was developed in 2018. It contains a three-story self-storage building that comprises 128,744 square feet. The three-story facility at 6340 Stagecoach Drive in West Des Moines was built in 2019. It comprises 91,707 square feet of climate-controlled space.

Public Storage Inc., a self-storage real estate investment trust (REIT), purchased a self-storage facility in Valrico, Florida, for $6.9 million from Valrico Storage 18 (FL) LLC. Managed and branded by REIT Extra Space Storage Inc., the property at 2504 E. State Road 60 comprises more than 80,000 square feet. It was built in 2009 and expanded in 2017. Valrico is managed by W.P. Carey Inc., a New York-based real estate firm.

Baranof Holdings purchased Go Store It Self Storage in Charlotte, North Carolina, which was converted from an industrial use in 2023. The building at 8500 S. Tyron St. offers 525 units. The seller was represented by JLL Capital Markets, a global provider of capital solutions for real estate investors. Dallas-based Baranof has acquired, developed and managed more than $1.5 billion in self-storage assets. Go Store It, an affiliate of Madison Capital Markets Group, operates more than 150 self-storage facilities in 24 states totaling more than 10 million square feet.

Spartan Investment Group LLC, a privately held real estate investment firm that specializes in self-storage and operates the FreeUp Storage brand, bought Parkside Storage in Colorado Springs, Colorado, from local owners. The facility at 5905 N. Nevada Ave. comprises 76,720 net rentable square feet in 139 units. Founded in 2014 and based in Golden, Colorado, Spartan operates more than 75 locations nationwide.

Investment Real Estate Group of Companies (IREGC), a real estate development and investment firm, acquired Pinehurst Mini Storage Warehouses in West End, North Carolina. The 3.7-acre property at 7500 U.S. Highway 15-501 contains 21 buildings comprising 38,100 net rentable square feet. Between them, they offer 355 climate-controlled and drive-up units. The site also contains a 4,100-square-foot structure housing five commercial tenants. IREGC operates more than 90 facilities under the iStorage and Moove In Self Storage brands across the mid-Atlantic, Northeast and Midwest.

U Stor Self Storage in Rockford, Illinois, was acquired by My Storage Rockford. The facility at 3000 Charles St. comprises 43,000 net rentable square feet in 343 units. The seller was represented by Bruce Bahrmasel, a broker affiliate of Argus Self Storage Advisors, a Denver-based network of real estate brokers who specialize in self-storage properties.

Storage Ventures, a real estate investment-management platform focused on self-storage and other commercial sectors, acquired a five-property Watertown Storage Solutions portfolio in Evans Mills and Watertown, New York. Together, the properties comprise 273,000 square feet. The deal also included a 12,000-square-foot retail center. The Evans Mills facilities are at 29777 Gardnerville Road and 26026 U.S. 11. The Watertown properties are at 24561 New York State Route 37, 24452 Pearl St. and 623 Water St. The transaction was supported by an investment from SmartStop Self Storage REIT, a self-managed real estate investment trust. Storage Ventures operates nine facilities in Massachusetts, New Hampshire and New York.

The following sales were brokered by Marcus & Millichap (M&M), a commercial real estate investment firm with offices throughout Canada and the U.S.:

  • Blackhorse Storage & Postal in Cypress, Texas, was acquired by a local self-storage investor and operator. The 14.2-acre property at 16518 House Hahl Road contains 261,206 net rentable square feet of self-storage in 314 units. It also offers 168 enclosed vehicle-storage spaces, and 50 office, retail and warehouse units. Dave Knobler, investment specialist, represented the seller, Black Horse Storage LLC.

  • Caboose Storage in Parachute, Colorado, was purchased by Ludlow Property Group, a Colorado-based self-storage investment group. The 3.6-acre property at 158 Cardinal Way contains seven single-story buildings comprising 29,510 square feet in 328 drive-up units. Thomas Parsons, senior director of investments, and Adam Schlosser, senior managing director of investments for The LeClaire-Schlosser Group represented the seller, a local limited-liability company.

  • The self-storage facility at 711 E. Bigelow Ave. in Findlay, Ohio, is managed by Extra Space. It comprises 51,300 square feet in 352 drive-up units. The seller was represented by Nathan Coe, senior managing director of investments, and Gabriel Coe and Brett Hatcher, executive managing directors of investments for The Hatcher Coe Group.

  • A facility managed by Extra Space in Fremont, California, was purchased for $18.7 million by a self-storage developer. The seven single-story buildings at 38491 Fremont Blvd. comprise 49,922 total square feet in 562 drive-up units. The buyer and the seller were represented by the Levin Johnston team.

  • A facility managed by Extra Space in Salt Lake City, was acquired by Towne Storage. Developed in 1985, the 1.6-acre property at 324 S. State St. contains five single-story and two two-story buildings comprising 39,200 square feet. Between them, they offer 485 climate-controlled and drive-up units. Jordan Farrer, senior director of investments of The LeClaire-Schlosser Group, and Schlosser represented the seller, a family trust.

  • Saratoga Storage in Lehi, Utah, was acquired by Public Storage. Built in 2023, the 3.7-acre property at 4117 W. Orinda Drive contains a three-story, 88,015-square-foot building. It offers 646 climate-controlled and drive-up units. Farrer and Schlosser represented the seller, a joint venture between the Gardner Group, a commercial real estate development and management company headquartered in Salt Lake City, and Management Elevated, a Utah-based self-storage third-party management and consulting firm. Based in Glendale, California, Public Storage has interests in 3,333 self-storage facilities in 40 states, with approximately 241 million net rentable square feet.

The following sales were brokered by SkyView Advisors, a Tampa, Florida-based commercial real estate brokerage that specializes in self-storage:

  • Devon Self Storage on Horizon Road in Rockwall, Texas, comprises 90,346 square feet in 571 units. It was built in 2020 on 7.5 acres.

  • The newly constructed self-storage facility at 4962 Meridian Drive in Ooltewah, Tennessee, is managed and branded by Extra Space. It comprises 78,142 net rentable square feet in 619 climate-controlled units.
