Tenant Inc., a provider of technology for commercial real estate, has added two new digital features to its Hummingbird self-storage management software: the SuperLease rental agreement and clickwrap signing. The program also includes automated compliance tools for California Senate Bill 709, which impacts self-storage pricing practices in the state, according to a press release.
SuperLease is a structured, digital-first agreement that reflects self-storage tenant, unit and regulatory data at the time of execution. When underlying information changes, the lease updates automatically, eliminating version-control issues, manual rework and compliance gaps., the release stated.
Clickwrap signing enables self-storage tenants to execute agreements through a single, on-screen confirmation, replacing handwritten and multi-step digital signatures. Each execution generates a verifiable cryptographic signature, capturing timestamp, IP address and device data to provide facility operators with an auditable record.

Effective Jan. 1, SB 709 requires self-storage operators to include specific disclosures such as rent caps, promotional terms and lease termination details on the first page of all new rental agreements. These tools are now embedded into Hummingbird’s revenue and promotion workflows, automating required calculations, disclosures, formatting and system integrations. It converts percentage-based limits into dollar amounts, applying rounding as required; displays promotional duration and total financial benefit; and enforces required font type and size, and first-page placement. In addition, it integrates with external revenue-management systems via the Nectar application programming interface, ensuring pricing, promotion and disclosure data remain synchronized to preserve compliance.
